Job summary

Smalley Steel Ring Company is seeking a Facilities Manager with hands‑on HVAC experience to lead a seven‑person team and oversee maintenance of the Lake Zurich facility. You will direct maintenance programs, supervise staff, manage budgets, and drive safety and efficiency improvements across the site.

The role requires strong communication, organizational, and problem‑solving skills, with a focus on aligning facilities work with company goals and regulatory requirements.

Qualifications

  • Experience working in a manufacturing or related environment.
  • Bachelor’s Degree in Facilities Management or a related field (preferred).
  • Experience working in EHS (preferred).
  • 5–10 years of proven experience in building maintenance and management.
  • Must have HVAC experience.
  • Strong knowledge of Smalley products, applications, and industry.
  • Excellent verbal and written communication skills.
  • Strong interpersonal skills; ability to inspire, motivate, and lead people.
  • Extreme attention to detail, superior organizational and time-management skills.
  • Strong judgment and problem-solving skills; ability to take risks and make decisions.
  • Proficient in Microsoft Office, particularly Excel.
  • Knowledge of building maintenance procedures, contract agreements, and security and safety needs of a manufacturing company.
  • Ability to work with numbers related to contracts, maintenance agreements, inventory, and project management; basic accounting concepts.
  • Availability to be on-call.

Responsibilities

  • Leverage technical knowledge to make informed decisions, allocate resources, and support team performance and development.
  • Create and implement preventative maintenance programs and building support systems.
  • Manage the maintenance and repair of all necessary facility functions and provide expertise on new construction or renovation projects.
  • Lead improvement initiatives across the department, aligning them with company goals and ensuring employee involvement.
  • Engage with shop and operations leadership in developing and implementing strategic and tactical initiatives.
  • Anticipate problems across workflows or teams and implement preventative measures that align with priorities.
  • Work with internal and external resources to maintain and repair all necessary facility functions.
  • Interpret data, trends, and feedback to guide departmental planning, anticipating potential risks or challenges.
  • Assist the Facilities Manager in managing the team’s operation and help with budget performance.
  • Seek feedback from senior leaders and the team to enhance effectiveness; invest in own growth while supporting development plans for direct reports.
  • Lead with integrity and self‑discipline; demonstrate professionalism through sound judgment, consistent follow-through, and ethical decision‑making in complex situations.
  • Maintain attention to detail, set expectations for quality, and ensure follow‑through; establish processes/resources that support consistency.
  • Prepare, analyze, and report on regularly tracked metrics, performance, goals, and objectives.
  • Think ahead, anticipate needs, balance competing demands, and maintain strong personal organization under pressure.
  • Coordinate all service‑related activities for the facility, including contract review, equipment maintenance, and groundskeeping.
  • Ensure all code and license requirements are properly maintained, and keep building blueprints, records, and manuals up to date.
  • Align team efforts and organizational objectives; create an environment where employees have the resources and support needed to perform effectively.
  • Manage staff resources and organizational structure to adequately align with and meet business objectives.
  • Optimize team structure, tools, and workflows to support efficient performance, and address root causes of inefficiency.
  • Manage the Facilities team in a timely and efficient manner that best serves internal and external customers.
  • Coordinate project management activities, including repair, remodel, and maintenance projects.
  • Set clear targets, track progress, and take proactive steps to achieve business outcomes.
  • Build processes and expectations that consistently meet or exceed customer expectations, and address systemic service issues.

Position Overview

We are seeking a Facilities Manager with hands‑on experience in HVAC.
