Job summary

Lee & Associates | Cincinnati is seeking a hands-on Maintenance Supervisor to blend building upkeep with estimating, scheduling, and supervising contractor work for commercial properties. The role requires strong mechanical aptitude, good judgement, and the ability to diagnose problems across building systems.

You will perform minor electrical and plumbing tasks, painting and carpentry, manage tenant requests, document activities, and coordinate vendor projects.

Responsibilities

  • Maintain equipment inventory and ensure safe operation.
  • Coordinate with Property Manager on non-recurring expenses and projects.

Job description

This position combines hands-on building maintenance with estimating, assigning, and supervising contractor and vendor work. The role primarily supports commercial properties and requires strong mechanical aptitude, sound judgement, and the ability to diagnose problems across a variety of building systems.

Essential Duties and Responsibilities:
  • Inspect buildings and other structures to evaluate the condition and operation of building systems; identify malfunctions and needed repairs; and document findings and recommendations for management.
  • Perform minor electrical maintenance, including repairs to fixtures, switches, outlets, light bulbs, ballasts, sockets, fuses, and minor appliances. Major electrical work is outside the scope of this position.
  • Perform minor plumbing maintenance, including repairing leaks in drains and faucets and unclogging drains.
  • Perform minor painting, carpentry, and masonry work, including surface preparation and painting, door repairs, and fitting locks and hardware.
  • Prioritize tenant requests, complete assigned work, and document activities in the company's computer systems in a timely manner.
  • Remove debris and litter from common areas, lobbies, corridors, elevators, stairways, parking lots, and work areas.
  • Maintain the property equipment inventory and keep equipment in good working condition.
  • Perform routine building-equipment maintenance on weekly, monthly, quarterly, or annual schedules, as assigned.
  • Schedule, document and oversee vendor and contractor work through completion, including window cleaning, janitorial services, special projects, HVAC repairs, and roof repairs.
  • Perform minor HVAC repairs and troubleshooting.
  • Work with the Property Manager to identify and quantify non-recurring expenses and oversee approved projects through completion.
  • Notify tenants of maintenance activities that may interrupt business operations.
  • Maintain the confidentiality of financial information and business plans.
  • Maintain prompt and regular attendance.

Skills and Qualifications:

High school diploma or GED and experience in multiple trades related to the maintenance, repair, and improvement of commercial properties. Strong written and verbal communication skills are required to obtain and provide useful information to management, vendors, tenants, property owners, and contractors. The successful candidate must be able to work in a variety of conditions, including tight or enclosed spaces, at heights, and in varying indoor and outdoor temperatures; follow safety guidelines; identify and report unsafe conditions; and safely use applicable hand and power tools. The candidate must be able to troubleshoot equipment, make repairs or recommendations, follow directions, and complete assignments independently with minimal supervision. Experience with Outlook, Microsoft Office, Excel, Word, or similar programs is preferred, along with general computer skills and the willingness to learn new applications and technology. Employment is contingent upon a clear drug test and criminal background check.

Good color vision and hearing are required.

Conditions may include extreme heat or cold, elevated noise levels requiring hearing protection, heights, electricity, lubricating fluids, cleaning solvents, batteries, light bulbs, paint, and other solvents.

Schedule and Benefits:

Full-time, 40-hour workweek, Monday through Friday, 7:30 a.m. to 4:30 p.m., with occasional overtime. Benefits include Paid Time Off, health insurance, a 401(k) plan,company vehicle, uniform allowance, computer, and cell phone.
