Job summary

Affordable Housing Network in Cedar Rapids, IA, is seeking a Facilities Manager to oversee operations across AHNI sites and to manage preventive maintenance and asset protection. You will direct a maintenance team, coordinate repairs, and monitor compliance with safety standards, including OSHA requirements.

A strong background in facilities management and supervisory experience is essential. The role requires a High School diploma or GED with at least ten years of related experience.

  • Ten years of related facility maintenance experience is required; supervisory experience is preferred.
  • MS Office proficiency and strong written/verbal communication are essential.

  • Develops and implements preventive maintenance plans and asset management.

The FACILITIES MANAGER is responsible for providing facility preventative maintenance, asset management service, internal and external customer support, complete and timely documentation as required and oversee's the responsible work performance expectations established by the Organization.Responsibilities:Oversees facility operations at all AHNI sitesActively participates in planning activities for all AHNI propertiesResponsible for coordinating delivery, evaluation and improvement of AHNI propertiesManages facility fiscal/grant and budgeted aspects of AHNI propertiesManages AHNI grounds/buildings to reduce or eliminate riskActively participates as liaison for assigned local and community contactsAssists in the development and administration of annual AHNI facility budgetDevelops/maintains systems to assure the responsible management of the AHNI housing and maintenance assetsDemonstrates proactive accountability for AHNI maintenance and facility assetsProvides preventative maintenance planning to assure the timely testing of facility assetsResponsive to requests for servicing and information per identified standardsOversees the coordination of AHNI maintenance allocations, communicating effectively with other lead AHNI staff and helping to maximize occupancy for all sitesInitiates, coordinates and prioritizes required repair and maintenance needsProactively anticipates risk management concerns and alleviates/reduces riskPerforms a range of functions, including hiring, establishing expectations, performance tracking and feedback, and employee relationsDevelops and leads a cohesive team in support of agency mission, goals and values.Directs all work from assigned area to assure that unit goals are achievedInterprets operational policies and procedures for assigned staffCompletes probationary and annual employee performance reviews effectively and within established timelinesEnsures that all required trainings for the team are completed on timeIdentifies and resolves barriers to achieving goal attainmentEducation/Experience:A High School diploma or GED plus ten years experience in maintaining facilities OR equivalent related experience. Previous supervisory is experience is preferred. Additional requirements include:Basic to intermediate computer skills in a MS Office environmentEffective written and verbal communication skillsAbility to prioritize workload and complete tasks in a timely mannerPhysical Requirements:Maintenance work performed typically while walking and standing. Must have physical ability to work standing for extended periods. Must have the ability to inspect and evaluate all mechanical aspects of the building. Must have the ability to climb heights. Must able to lift and carry up to 50lbs. Must know and consistently utilize OSHA recommended techniques for pushing, pulling and carrying. Must be able to safely operate mowing and snow-removal equipment. Must be able to work in an environment that exposes employee to potential minor injuries and frequently adverse weather. Must be able to handle frequent and regular contacts with internal staff for the purposes of addressing specific maintenance requests.About the Affordable Housing Network:The Affordable Housing Network, Inc.
