Job Description Summary

Under general supervision, works on a wide range of exciting challenges in coordinating and scheduling the preventive and corrective maintenance required to keep the buildings in good working order. This position requires a contractor management background with strong teamwork abilities, as well as effective oral and written communication skills. In addition, the role requires extensive knowledge and experience in the use of hand/power tools as well as a strong mechanical aptitude.

Job Description
ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Performs independently and/or coordinates work with contractors to diagnose, troubleshoot, repair, and maintain a variety of completed buildings systems. The building systems include but are not limited to HVAC, swimming pools, plumbing, electrical, roofing, lighting, door locks/hardware, glass/glazing, elevators, emergency generators, etc.
  • Completes general plumbing work, including unclogging drains and repairing faucets.
  • Replaces lighting, inspect exit sign lighting, emergency lighting and makes necessary bulb, ballast, and fixture replacement.
  • Performs other electrical work, including replacing fans, motors, switches, and outlets.
  • Works independently and/or with contractors to maintain, inspect, troubleshoot, and repair backflow prevention devices and fire protection systems.
  • Performsminor carpentry, drywall, painting, flooring, and finish repair work.
  • Operates lifts, ladders, power tools, and maintenance equipment safely.
  • Uses Computerized Maintenance Management Systems (CMMS) for work orders, asset tracking, and preventative maintenance scheduling.
  • Builds office furniture and fixtures, install whiteboards and signs. Coordinate office relocations and tenant finish improvements. Repairs and constructs walls and partitions.
  • Works directly with contractors for needed maintenance and repairs that are not able to be completed in-house.
  • Works on irrigation controllers, valve troubleshooting, and seasonal irrigation maintenance at city owned facilities.
  • Performs monthly elevator tests.
  • Performs EV Charging station maintenance and repairs.
  • Performs filter replacement on HVAC equipment.
  • Performs preventative maintenance and assist with scheduled maintenance of boilers and HVAC.
  • Maintains door and door hardware, adjust door closers.
  • Repairs lock systems, access controls systems, and electronic door hardware.
  • Troubleshoots low voltage controls and networks connected building devices.
  • Works on emergency power systems and generator testing procedures.
  • Coordinates, monitors, and reviews contractors’ work.
  • Observes, report, and address needs for maintenance and supplies.
  • Assists with start-up/closure of pools and maintenance of pool systems.
  • Shovels snow on or around city owned buildings during winter months.
MINIMUM QUALIFICATIONS
  • Ability to be organized by proactively and effectively planning and executing work in a timely fashion and following through to meet deadlines.
  • Ability to identify problems when they occur and report them appropriately.
  • Ability to be a strong communicator by distilling information to provide appropriate written and verbal updates in both technical and lay terms and consistently communicating system status and updates with all staff.
  • Ability to be a supportive teammate by willingly partnering with and supporting all Facilities Department staff to deliver innovative solutions with a positive attitude. Invested in ensuring wider Facilities team success.
  • Ability to be flexible, innovative, and engaged by quickly adapting to changing circumstances and priorities to identify and suggest creative resolutions to unique problems.
  • Ability to learn and driven to perpetually improve all facets of building system performance.
  • Ability to use a personal computer for word processing, email, and maintenance tracking database.
  • Knowledge at a basic level of safety procedures in building maintenance.
  • Knowledge at a basic level of materials, methods, equipment, and tools used in general building maintenance.
  • Knowledge of computerized work order systems or asset management systems.
  • Knowledge of irrigation systems and repair.
  • Skill in operation of a variety of maintenance, construction, and woodworking equipment.
  • Skills in organization and time management.
  • Must successfully pass a background check before first day of work and maintain acceptable screening.
  • Must be able to comply fully with the FBI’s Criminal Justice Information Services (CJIS) Security Policy.
PREFERRED QUALIFICATIONS
  • Ability to perform skilled and semi-skilled building construction and maintenance duties relating to the renovation, upkeep, and operation of city buildings.
  • Knowledge of modern building systems and design. Experience with “smart building technology” like HVAC analytics, lighting control systems, and network connected end devices.
  • Previous experience working for the City of Boulder or another municipality.
  • CPO/AFO Certification
  • EPA 608 Certification
MINIMUM REQUIRED EDUCATION AND EXPERIENCE
  • High School diploma or GED.
  • Two to three (2-3) years of building maintenance experience.
  • Level 1, Building Operator Certificate (BOC). This must be completed at the next available offering (which includes certification), or BOMI Building Systems Maintenance Certification (SMC) Certification.
  • OSHA 10 Certification
  • CPR/First Aid Certification
  • Hold and maintain a valid drivers’ license.

WORKING CONDITIONS AND REQUIREMENTS
  • Physical and Mental Effort: Ability to lift and move items weighing 75 pounds or more. Sufficient clarity of speech and hearing or other communication capabilities that permits the employee to communicate effectively on the telephone and in person. Sufficient vision or other powers of observation that permit the employee to review, evaluate and prepare a variety of written documents and materials, and to operate building test equipment and related building technician equipment. Sufficient manual dexterity that permits the employee to operate test equipment and related technician equipment, computer equipment and other office equipment. Sufficient personal mobility and physical reflexes, which permits the employee to work in building mechanical facilities and outdoors. Ability to work under stress from demanding deadlines and changing priorities and conditions. Ability to shovel snow on or around city owned buildings during winter months.
  • Work Environment: Works in multiple citywide facility’s, potentially in small mechanical rooms and other maintenance areas, as well as in outdoor settings in all weather conditions, including inclement weather. Conditions include air contamination, Biohazard exposure such as sewage, wastewater, grey water, vibration, and noise. Ability to climb ladders. Ability to work nights and weekends.
  • Machines and Equipment Used: Standard office equipment including personal computers, telephones, calculators and copy machines. Assorted precision and non-precision hand tools and power tools. Welding equipment, scissor lifts, trailers, ladders, presses, cranes, saws, pumps, etc.
