This position is responsible for conducting preventive, routine, and emergency maintenance and repairs within UNCSA’s on-campus residential facilities, which house students ranging in age from early teens to late twenties. The employee applies technical expertise across multiple building systems while maintaining an awareness of the unique operational, safety, and developmental considerations present in residential student living environments.
Working both independently and as part of a broader facilities and housing team, this role ensures the functionality, comfort, and safety of student spaces by adhering to institutional standards, regulatory requirements, and manufacturer specifications. The employee is expected to respond to service requests in a timely, professional, and student-centered manner, in alignment with the mission and goals of the Division of Student Affairs and the Housing Department.
This position also provides consultation and technical support toUNCSAFacilities Management staff and outsourced contractors, contributing to a coordinated and efficient approach to campus maintenance. The employee is expected to demonstrate initiative, flexibility, and a commitment to continuous improvement in customer service delivery and facilities support.
Facilities Maintenance
The position provides comprehensive facilities maintenance for UNCSA’s residential communities.
- Perform skilled and semi-skilled work in the repair, servicing, and maintenance of residential building systems, includingHVAC, plumbing, electrical, and mechanical systems.
- Troubleshoot, test, and repair complex systems such as motors, electronics, hydraulic control valves, and mechanical assemblies using diagnostic tools and technical knowledge.
- Maintain and service a wide range of residential equipment, vehicles, and machinery to ensure consistent, safe operation and student satisfaction.
- Operate hand and power tools safely and with technical proficiency according to industry best practices.
- Assist in the planning and execution of preventive maintenance schedules in collaboration with Facilities Management leadership and outsourced contractors.
- Coordinate with internal trades and external vendors to complete service work with minimal disruption to residential life.
- Procure parts and materials as needed for maintenance work; communicate directly with vendors to source supplies in a timely and cost-effective manner.
- Manage daily spare parts inventory, including appliances and tools, ensuring key components are readily available and usage is appropriately tracked.
- Work independently and in coordination with a broader facilities team to address maintenance needs across Artist Village, Moore Hall, Sanford Hall, and Center Stage Apartments.
Customer Focus
Supports a student-centered, responsive, and solutions-oriented approach to facilities maintenance inUNCSAresidential communities.
- Respond to maintenance requests submitted by students throughStarRez, the university’s cloud-based housing management platform, within 48 hours of submission.
- Complete all elements of the work order process, including accurate documentation of work performed, feedback on recurring issues, and equipment notes that inform future maintenance planning.
- Communicate clearly and respectfully with students, staff, and contractors—demonstrating professionalism, patience, and a solution-oriented mindset, even in high-pressure situations.
- Provide timely and transparent updates to internal and external customers as well as supervisors regarding the status of work orders, especially when delays, access issues, or complications arise.
- Escalate unresolved, complex, or sensitive issues appropriately, using sound judgment and discretion.
- Demonstrate empathy, emotional intelligence, and cultural awareness when engaging with students and colleagues from diverse backgrounds.
- Exhibit a can-do attitude and flexibility when navigating challenges, shifting priorities, or adapting to new procedures and service expectations.
- Use basic computer programs, including email and departmental platforms, to support effective communication and documentation.
Safety Improvements & Preventative Measures
Ensures the health, safety, and operational continuity of residential facilities by performing preventive maintenance and adhering to applicable safety standards.
- Independently determine the need for, and perform, routine service and upkeep of mechanical, structural, plumbing, and electrical systems with minimal supervision.
- Execute preventive maintenance tasks onHVACsystems in Moore Hall, Sanford Hall, Artist Village, and Center Stage Apartments in accordance with manufacturer specifications and established university schedules.
- ReplaceHVACfilters and conduct regular inspections to ensure systems operate efficiently and within required performance ranges.
- Perform essential equipment and system checks in alignment withOEM(Original Equipment Manufacturer),OSHA, andUNCSAsafety and compliance standards.
- Identify safety risks during service work and take immediate corrective action or report concerns as appropriate to mitigate hazards.
- Use tools, ladders, and other equipment in a manner consistent with occupational safety standards; wear requiredPPEand follow all departmental safety protocols.
- Maintain accurate records of preventive maintenance activities, inspections, and safety-related tasks to support regulatory compliance and operational transparency.
- Participate in regular safety training and remain current on changes to compliance protocols related to building systems, residential environments, and maintenance operations.
