Job summary

City of Mesquite is seeking a Facilities Maintenance worker to perform general repairs and construction on City buildings and fixtures. You will work across carpentry, electrical, plumbing and HVAC duties, and help maintain facilities, equipment, and safety systems.

The role requires a High School Diploma or GED, six months in building trades, a valid driver’s license, and relevant trade certifications within 12 months. On-site schedule with on-call duties may apply.

Qualifications

• High School Diploma or GED.
• Six (6) months of experience in one or more building maintenance trades.
• Valid driver's license required.
• Certification in electrical, plumbing, air conditioning or locksmithing within 12 months of employment.
• Aerial lift and forklift certifications preferred.

Responsibilities

• Perform general repairs, alterations and construction to City buildings and fixtures.
• Carry out carpentry, electrical, plumbing, HVAC and mechanical repair work.
• Inspect facilities to determine maintenance needs and estimate required materials.
• Read diagrams/blueprints and work with outside contractors when needed.
• Operate and maintain a range of hand and power tools safely.
• Maintain and balance exterior ponds and fire safety systems.
• Follow safety policies and report hazards to supervisor.
• Support on-call duty as assigned.

Job description

Salary: $18.14/hr. minimum - $21.33/hr. mid-point (Depending on qualifications)

Perform general repairs, alteration and construction to City buildings, facilities and fixtures including carpentry, plumbing, dry-wall, painting, heating, air conditioning, venting, electrical, locks and hardware and janitorial; and to perform a variety of technical tasks relative to assigned areas of responsibility.

SUPERVISION

• General supervision is provided by the Facilities Maintenance Supervisor.

1. All behaviors comply with the Code of Conduct & Rules of Behavior outlined in Chapter 8 of the General Government Policies and Procedures Manual.
2. Adheres to assigned work schedule as outlined in city and department attendance policies and procedures.
3. Perform maintenance and repair of City facilities, equipment and buildings by performing a variety of carpentry, electrical, painting, plastering, plumbing, heating, air conditioning, and mechanical repair work.
4. Operate, maintain and repair a variety of various mechanical tools and equipment such as power saws, power sanders, drills, air compressors, paint sprayers, sewer augers, and various hand tools required for carpentry, plumbing, and maintenance skills.
5. Assist employees in their areas of work in building maintenance methods and techniques, and in assembling and using equipment.
6. Perform minor repair and replace plumbing fixtures including sinks, toilets, water fountains, faucets and pipes; clear obstructions from water and sewer lines.
7. Perform carpentry work including the construction, installation, remodeling and repairing of furniture, cabinets, fences, partitions, walls, windows, doors and other carpentry work.
8. Perform minor repair and install electrical lighting systems and fixtures.
9. Participate in the remodeling of facilities including submitting cost estimates to supervisor and coordinating with outside contractors as authorized.
10. Inspect building facilities to identify building maintenance needs. Drive to and from destinations as assigned by Supervisor.
11. Install, maintain and repair a variety of floor coverings and roof coverings as required.
12. Maintain keyless access control system including: keyless building entry, motion keypads, and electronic locks.
13. Repair Nederman Exhaust Systems within the Fire Department.
14. Work on call duty.

When assigned to HVAC

1. Install, adjust, repair and inspect heating, ventilation, and air conditioning equipment including forced air furnaces, air conditioning units, exhaust fans, air filters, compressors, cooling towers and heat exchangers, pumps and motors.
2. Manage building automation systems. Run, interpret, and analyze various reports related to building automation systems. Locate and correct deficiencies as indicated in reports.
3. Maintain and manage smoke E-Vac systems.

When assigned to Plumbing

1. Assist with major plumbing installation, repair and replacement projects, including: sinks, toilets, water fountains, faucets and pipes; clear obstructions from water and sewer lines.
2. Repair and replace plumbing fixtures.

When assigned to Electrical

1. Assist with major electrical repairs and installation including: repair and installation of electrical lighting systems and fixtures.
2. Maintain programmable lighting systems.
3. Install communication cables, new electrical service lines, security cameras, and alarm sounding devices. Trace electrical lines.

OTHER DUTIES AND RESPONSIBILITIES

1. Read and interpret sketches, diagrams and blueprints.
2. Monitor and maintain preventive maintenance records and logs.
3. Estimate time, materials, and equipment required for jobs assigned; requisition materials as required.
4. Participate in pre-season pool preparation; perform general maintenance activities on swimming pools.
5. Maintain lock systems for City buildings. Maintain keys, locks, and hardware.
6. Maintain and balance exterior ponds, located at various City buildings.
7. Monitor and maintain fire sprinkler system and alarm system.
8. Ensure the adherence to safe work practices and procedures.
9. Perform other duties as assigned.

EDUCATION

• High School Diploma or GED.

EXPERIENCE

• Six (6) months of experience in one or more of the building maintenance trades (electrical, plumbing, air conditioning or locksmithing).

CRIMINAL HISTORY

• Employee will not have a record of being convicted of a Class B misdemeanor or higher offense in order to work with and view Criminal Justice Information Services Data.

LICENSES AND CERTIFICATES

• Possession of a valid driver's license.
• Possession of certification in one of the following trades: Electrical, plumbing, air conditioning or locksmithing from the appropriate federal, state, county or local issuing agency or the ability to obtain one within the first twelve (12) months of employment.
• Possession of aerial lift and forklift certification, as required.

• Monday - Friday 8:00 a.m. - 5:00 p.m.
• Overtime as needed
