Job summary

Lanco is seeking a seasoned Facilities Maintenance Technician to support the daily operations of a portfolio of 10 commercial buildings. This hands-on role requires troubleshooting, timely repairs, and keeping building systems running smoothly with minimal supervision.

You’ll address HVAC, electrical, plumbing, and general maintenance, perform inspections, respond to tenant requests, and coordinate vendors. Strong problem-solving, prioritization, and safety with OSHA standards are essential.

Qualifications

• 10–15 years of experience in commercial construction, commercial property maintenance, facilities maintenance, or a related field.
• Strong hands-on knowledge of HVAC, plumbing, electrical, mechanical, and general building systems.
• Proven ability to troubleshoot problems and complete repairs independently.
• Experience supporting multiple commercial properties or locations.
• Strong problem-solving and decision-making skills.
• Excellent time management and the ability to prioritize work based on urgency and impact.
• Ability to work independently with minimal supervision while knowing when to involve outside vendors or internal partners.
• Strong communication and customer service skills, with a professional approach to working with tenants, contractors, and vendors.
• Commitment to maintaining safe, clean, and well-maintained properties.

Responsibilities

• Oversee day-to-day maintenance and upkeep of 10 commercial properties.
• Perform preventive, routine, and emergency maintenance to keep facilities operating safely and efficiently.
• Troubleshoot and repair HVAC, plumbing, electrical, lighting, mechanical, and other building systems.
• Complete general building repairs including carpentry, ceiling tile replacement, doors, locks, and interior/exterior maintenance.
• Conduct regular property inspections to identify maintenance needs, safety concerns, and potential code compliance issues.
• Respond to tenant maintenance requests promptly and professionally.
• Coordinate and monitor contractors and outside service vendors when specialized work is needed.
• Maintain accurate work orders, maintenance logs, and preventive maintenance schedules.
• Order parts and supplies and maintain inventory levels.
• Identify equipment that may need replacement and provide recommendations for future capital improvements.
• Ensure work is performed safely and in accordance with OSHA standards and local codes.
• Participate in an on-call rotation and respond to after-hours emergencies.

Physical & Work Environment

This is a hands-on maintenance position that involves working both indoors and outdoors throughout all seasons. The role may involve exposure to noise, chemicals, heavy equipment, and machinery. The ability to perform the physical requirements of the position safely and effectively is essential.

• Requires accurate hand-eye coordination, finger dexterity, and sufficient hand strength to grasp, lift, push, and pull.
• Requires frequent climbing, twisting, bending, squatting, and kneeling, including for extended periods.
• May lift and carry parts and materials weighing up to 50 pounds.
• Must be able to safely ascend and descend ladders and/or scaffolding.
• Must be comfortable working around and operating in areas with heavy equipment and machinery.
• Must be able to work safely in a variety of indoor and outdoor conditions.

The final compensation offer may vary based on factors such as experience, education, skills, and location.
