Job summary

Native American Development Corporation is seeking a Mechanical Facilities Technician to ensure safe, reliable operation of building systems across a clinic, community center, and office building. Responsibilities include HVAC/R maintenance, plumbing, electrical work, life-safety compliance, and CMMS documentation.

The role covers preventive maintenance, vendor coordination, and fleet vehicle upkeep, with training opportunities to obtain a 3rd class boiler license within one year.

Qualifications

  • Knowledge of HVAC/R, plumbing, electrical and building systems is desirable, and willingness to train.
  • Ability to attain a 3rd class boilers license within 1 year.
  • Experience reading schematics and O&M manuals.
  • CMMS/BAS experience preferred but not required.

Responsibilities

  • Operate, maintain, diagnose, and repair HVAC systems including RTUs, heat pumps, boilers, chillers, air handlers, and hydronic systems.
  • Maintain plumbing fixtures, drains, pumps, water heaters, and backflow devices.
  • Perform basic electrical troubleshooting and maintain emergency/egress lighting.
  • Conduct safety rounds, document inspections, and support regulatory readiness.
  • Perform carpentry, painting, and general facility maintenance as needed.
  • Use CMMS to track work orders, PMs, parts, and asset history.
  • Coordinate with contractors and assist with retrofits and energy projects.
  • Manage vehicle fleet preventive maintenance and keep mileage logs.

Job Summary:

The Mechanical Facilities Technician ensures safe, reliable, and efficient operation of all building systems across a clinic, a community center, and an office building. This includes HVAC/ R, mechanical systems, plumbing, basic electrical, life-safety, BAS controls, preventive maintenance, and vehicle fleet responsibilities.

Key Duties and Responsibilities
Mechanical & HVAC/R Systems
  • Operate, maintain, diagnose, and repair HVAC systems including RTUs, heat pumps, boilers, chillers, air handlers, and hydronic systems.
  • Replace filters, belts, bearings, sensors; calibrate thermostats and BAS setpoints.
  • Monitor and adjust BAS for comfort, efficiency, and indoor air quality.
Plumbing Systems
  • Maintain and repair fixtures, drains, pumps, traps, water heaters, and backflow devices.
  • Identify and repair leaks; clear clogs; support hot water system performance.
Electrical & Controls
  • Perform basic electrical troubleshooting within qualification limits.
  • Replace lamps, ballasts, drivers, switches, and outlets.
  • Maintain emergency/egress lighting and support low-voltage systems.
Life-Safety & Compliance
  • Conduct safety rounds and document inspections.
  • Test fire alarms, extinguishers, eyewash/showers, AEDs, and emergency lighting.
  • Support clinical regulatory readiness and maintain required documentation.
General Facility Maintenance
  • Perform carpentry, flooring repair, painting, drywall patching, and door adjustments.
  • Maintain mechanical rooms and perform seasonal snow/ice response.
CMMS & Documentation
  • Use CMMS to track work orders, PM schedules, parts, and asset history.
  • Communicate timelines, impacts, and follow-ups clearly with staff.
Vendor & Project Support
  • Coordinate with contractors; verify scope and work quality.
  • Assist with retrofits, equipment installs, and energy improvements.
Vehicle Fleet Responsibilities
  • Perform preventative maintenance on fleet vehicles (fluids, tires, lights, belts, hoses).
  • Manage vehicle check-in/check-out documentation.
  • Record mileage for each trip and maintain logs.
  • Track service intervals and schedule maintenance.
  • Verify insurance/registration and required safety equipment.
Minimum Qualifications
  • Mechanical/facilities experience is desirable and willing to train the right person.
  • Knowledge of HVAC/R, plumbing, electrical and building systems is desirable and willing to train the right person.
  • Ability to attain a 3rd class boilers license within 1 year (365 days).
  • Ability to read schematics and O&M manuals.
  • CMMS/BAS experience preferred but not necessary.
  • Valid driver's license
  • Ability to lift 50lbs.
Physical Demands & Working Conditions
  • Incumbent must move, stand, bend, or kneel on an intermittent basis.
  • Frequently sit, with continuous full use of hands, repetitive movement, keyboarding, and clear vision, as well as speak and hear normal conversation.
  • Requires high attention to detail with frequent deadlines, and internal and external social interaction.
  • Work hours are generally Monday through Friday, 8AM to 5PM, but may include early morning and/or evening meetings and events.
