Facilities Maintenance Specialist- 1st Shift


Job Description Summary

Responsible for the safe operation and maintenance of client-owned facilities and equipment. Facility systems include all mechanical, electrical, plumbing, construction, and utility systems installed in/on the customer’s property and facilities. This includes HVAC, electrical equipment, building controls, plumbing systems, indoor/outdoor lighting, and windows/doors.

ESSENTIAL JOB FUNCTIONS, DUTIES AND RESPONSIBILITIES:

  • Must be able to work in a team-oriented / safety-conscious environment.

  • Identifying Hi Potential Risk

  • Performing Audits and Observations

  • Follow all company/site safety guidelines and procedures

  • Operations and maintenance of all (HVAC) heating, ventilation, and air conditioning systems, including window units, (PTACs) packaged terminal air conditioners, condensers, evaporators, (RTUs) rooftop units, and cooled chillers. Light maintenance and PMs of water coolers/ice machines and all associated rotating equipment, etc..

  • Troubleshoot/Repair or replace non-energized receptacles, switches, breakers, ballast, light fixtures, exit signs, emergency lighting, and indoor/outdoor lighting during LOTO.

  • Maintain and repair plumbing systems including lift stations, water pumps, bathroom fixtures, flush valves, and minor drain maintenance as needed.

  • Repair or replacement of windows, doors, flooring, siding, patching drywall, painting, and other construction-related items for maintaining the facilities

  • Use hand and power tools to perform repairs and maintenance ranging from a complete overhaul to replacing defective components that meet the manufacturer’s specifications.

  • Record relevant events and facts concerning operation and maintenance in an equipment log.

  • Develop a strong customer service-oriented relationship with clients, employees, and managers.

  • Solve client facilities-related problems.

  • Conduct day-to-day activities necessary to ensure the safety and comfort of the facility's occupants.

  • Maintain a spare parts inventory to include maintenance and plumbing supplies, hardware, air filters, belts, motors, pumps, lights, ballast, fixtures, electrical supplies, and minor construction supplies in the most efficient and cost-effective manner possible.

  • Execute preventive maintenance programs to protect the value and extend the life of all facility equipment to ensure cost-effective operation.

  • Report all emergencies/unsafe conditions

  • Exhibit professional appearance, including proper maintenance of company uniforms.

  • Practice client processes and procedures.

The compensation for the position is: $22.53 - $26.50
