Job summary

Alaska Premier Auctions & Appraisals (APAA) is seeking a Facilities Maintenance & Safety Manager to lead our facilities, grounds, vehicles, and safety program. You’ll ensure a safe, compliant, and well‑maintained work environment while coordinating with leadership on capital planning and vendor relations.

The role emphasizes operational excellence, proactive maintenance, and team leadership in a fast-paced Alaska setting, reporting to the CEO and supporting APAA’s growth and safety standards.

Qualifications

  • Minimum high school education with supervisory exposure.
  • OSHA 10 required within six months; OSHA 30 preferred.
  • Ability to obtain forklift and scissor lift certifications.
  • Valid Alaska driver’s license required.
  • Experience in facilities maintenance and safety program administration.

What the Facilities Maintenance & Safety Manager Does

The Facilities Maintenance & Safety Manager oversees APAA's buildings, grounds, vehicles, and equipment, as well as the workplace safety program, to ensure a safe, compliant, functional, and well‑maintained work environment. This position leads facility operations, preventative maintenance, safety compliance, emergency preparedness, vendor coordination, and infrastructure planning while managing the Facilities Department and supporting operational excellence across the organization.

Key Responsibilities Include
Facilities Operations
  • Oversee the day-to-day operation, maintenance, and appearance of all company facilities, grounds, warehouse, and yard.
  • Plan, prioritize, and manage preventative maintenance programs for buildings, equipment, and facility systems.
  • Perform routine inspections and maintenance; complete repairs or coordinate with qualified vendors as needed.
  • Prepare facilities for seasonal conditions, including snow and ice removal, lawn care, weather‑related maintenance, and execution of the company's Snow Mitigation Plan.
  • Oversee routine maintenance, inspections, licensing coordination, and service scheduling for company vehicles and equipment.
  • Monitor the cleanliness, organization, and operational readiness of all interior and exterior spaces.
  • Coordinate facility improvement projects and assist leadership with long‑term facility planning and budgeting.
  • Ensure proper workplace security through coordination of locks, access control, alarm systems, surveillance equipment, and security vendors.
Health & Safety Leadership
  • Administer and continuously improve APAA's Health & Safety Program.
  • Ensure compliance with OSHA regulations, company policies, and workplace safety standards.
  • Conduct routine safety inspections of facilities, warehouse operations, equipment, vehicles, and outdoor work areas.
  • Identify, document, and coordinate correction of workplace hazards and unsafe conditions.
  • Maintain safety inspection records, corrective action logs, and compliance documentation.
  • Maintain the company's Safety Data Sheet (SDS) program and Hazard Communication requirements.
  • Oversee the company-wide Personal Protective Equipment (PPE) program, ensuring equipment is available, maintained, and properly utilized.
  • Coordinate new hire safety orientations, annual safety training, toolbox talks, and refresher training.
  • Ensure fire extinguishers, first aid kits, eyewash stations, emergency exits, safety signage, and other emergency equipment remain compliant, accessible, and inspection‑ready.
  • Conduct periodic safety audits and recommend continuous improvements to workplace safety practices.
  • Coordinate contractor and vendor safety requirements while work is being performed on company property.
Leadership & Administration
  • Supervise Facilities Department staff, providing leadership, coaching, scheduling, and performance oversight.
  • Assign, prioritize, and monitor daily maintenance, repair, and safety‑related work assignments.
  • Coordinate and oversee third‑party contractors and vendors performing work on company property.
  • Prepare maintenance, safety, facility, and operational reports for leadership.
  • Monitor department budgets, recommend capital improvements, and assist with long‑range facility planning.
  • Perform additional duties and special projects as assigned.
Supervisory Responsibilities

This position directly supervises Facilities Department employees and oversees contractors and vendors performing maintenance, repair, construction, or other services on company property.

  • The Facilities team operates efficiently under strong leadership and clear expectations.
Knowledge, Skills & Abilities
  • Strong knowledge of facility maintenance, building systems, and preventative maintenance practices.
  • Working knowledge of OSHA regulations, workplace safety standards, and hazard identification.
  • Experience developing and maintaining safety programs and conducting workplace safety inspections.
  • Knowledge of Hazard Communication (HazCom), Safety Data Sheets (SDS), and Personal Protective Equipment (PPE) requirements.
  • Strong leadership, organization, and project management skills.
  • Ability to prioritize multiple projects and respond effectively to changing operational needs.
  • Strong written and verbal communication skills.
  • Experience managing vendors, contractors, and service providers.
  • Proficiency with Google Workspace applications.
  • Strong problem‑solving skills with a proactive, solution‑oriented mindset.
Minimum Qualifications
  • High school diploma or GED required.
  • Minimum of two (2) years of advanced responsibility experience in facilities management, building maintenance, operations, or a related field, including supervisory experience.
  • Ability to perform skilled maintenance work, including basic plumbing, electrical, carpentry, painting, and landscaping.
  • Ability to perform custodial duties when operationally necessary.
  • Ability to diagnose and perform minor vehicle repairs preferred.Ability to work independently while exercising sound judgment and decision‑making.
  • Ability to obtain forklift and scissor lift certifications.
  • OSHA 10 certification required within six months of hire; OSHA 30 certification preferred (training provided if necessary).
  • Valid Alaska driver's license.
  • Ability to pass a background and reference check.
Working Conditions & Schedule

This position works in a fast‑paced office, warehouse, yard, and outdoor environment requiring frequent movement throughout company facilities. Duties include exposure to varying weather conditions, uneven terrain, loud equipment, and heavy lifting. Occasional overtime may be required to support facility operations, emergency response, or seasonal business needs. Schedule: Monday–Friday | 9:00 a.m. – 6:00 p.m.
