Job description

The Facilities Maintenance Manager is responsible for overseeing the maintenance, repair, appearance, and operational efficiency of all dealership facilities across multiple locations, including sales showrooms, service departments, body shops, parts warehouses, administrative offices, and customer-facing areas. This role ensures all facilities are maintained in a safe, clean, compliant, and professional manner while supporting business operations and delivering an exceptional experience for customers and employees. The Facilities Maintenance Manager will lead facility maintenance personnel, coordinate vendor relationships, manage maintenance budgets, and collaborate frequently with department leaders and key stakeholders to identify facility needs, prioritize projects, and support organizational goals.

A SHORT LIST OF YOUR TASKS AND RESPONSIBILITIES:

Facilities Management

• Oversee the maintenance and repair of multiple dealership locations, including sales, service, collision centers, parts facilities, and administrative offices.
• Develop and implement preventive maintenance programs for building systems, equipment, and infrastructure.
• Ensure all facilities are maintained to the highest standards of safety, cleanliness, functionality, and appearance.
• Monitor and maintain HVAC systems, electrical systems, plumbing, lighting, roofing, parking lots, and facility equipment.
• Coordinate emergency repairs and respond quickly to facility-related issues that impact business operations.
• Conduct routine facility inspections and identify opportunities for improvement.

Project and Vendor Management

• Manage facility improvement, renovation, and capital expenditure projects from planning through completion.
• Obtain bids, evaluate proposals, and negotiate contracts with contractors, suppliers, and service providers.
• Monitor vendor performance to ensure quality workmanship, timely completion, and cost control.
• Maintain relationships with external service providers and regulatory agencies.

Stakeholder Collaboration

• Partner regularly with General Managers, Fixed Operations Managers, Collision Center Managers, Department Heads, and Executive Leadership to assess facility needs and prioritize maintenance initiatives.
• Collaborate with stakeholders to support facility-related operational goals, special events, expansions, and improvement projects.
• Communicate project status, maintenance schedules, and facility concerns to leadership and key stakeholders.
• Work closely with Human Resources, Safety, and Operations teams to promote a safe and productive work environment.

Safety and Compliance

• Ensure compliance with OSHA, EPA, local building codes, fire regulations, and environmental requirements.
• Develop and maintain facility safety programs and emergency response procedures.
• Conduct safety audits and address identified risks in a timely manner.
• Maintain records related to inspections, permits, certifications, and maintenance activities.
• Develop and manage annual facilities maintenance budgets.
• Track expenses and identify opportunities for cost savings and operational efficiencies.
• Review and approve invoices related to facilities maintenance and capital projects.
• Forecast future maintenance and replacement needs.

Supervisory Responsibilities

• Supervise Facilities Technicians, Groundskeepers, Custodial Staff, and other maintenance personnel.
• Recruit, train, develop, schedule, and evaluate maintenance team members.
• Establish performance expectations and provide ongoing coaching and feedback.
• Assign work orders, projects, and maintenance priorities to team members.
• Foster a culture of accountability, teamwork, safety, and continuous improvement.
• Manage contractor and vendor performance to ensure organizational standards are met.

WE’RE LOOKING FOR A SELF-STARTER WHO MEETS THE FOLLOWING QUALIFICATIONS:

Education & Experience

• Associate's degree in Facilities Management, Construction Management, Engineering, Business Administration, or a related field preferred.
• Minimum 5 years of facilities maintenance experience.
• Minimum 3 years of supervisory or management experience.
• Experience managing multiple facilities or locations preferred.
• Automotive dealership, body shop, industrial, commercial property, or multi-site maintenance experience strongly preferred.

• Strong knowledge of building systems, maintenance practices, construction processes, and safety regulations.
• Proven leadership and team development skills.
• Excellent organizational and project management abilities.
• Strong budgeting and cost management experience.
• Effective communication and stakeholder management skills.
• Ability to prioritize multiple projects and respond effectively in a fast-paced environment.
• Proficiency with maintenance management software, Microsoft Office, and facility tracking systems.

Physical Requirements

• Ability to walk dealership properties and facilities for extended periods.
• Ability to lift up to 50 pounds occasionally.
• Ability to work indoors and outdoors in varying weather conditions.
• Ability to climb ladders, inspect equipment, and access facility infrastructure as needed.
