Job summary

Harmony Senior Services in Lorton, Virginia, seeks a Maintenance Director to manage and repair the community's structures, utility systems, grounds, and equipment (electrical, plumbing, HVAC). You will supervise staff and coordinate with contractors to keep facilities safe and welcoming.

Responsibilities include maintaining preventive maintenance programs, logging gauges, overseeing pest control, and ensuring compliance with building codes.

Qualifications

• Must have HS diploma or GED; associates or bachelor’s degree preferred.
• Working knowledge of electrical, plumbing and A/C-HVAC equipment.
• Two years of maintenance experience in a large physical plant.

Responsibilities

• Maintains the preventative maintenance program for all equipment.
• Checks gauges, thermometers, water gauges daily.
• Oversees grounds maintenance and outside appearances.
• Investigates breakdowns and updates PM program to prevent recurrences.
• Repairs emergency breakdowns quickly.
• Maintains fire prevention practices, including monthly drills.
• Replaces light bulbs and prepares rooms for leasing.
• Maintains community furniture and knowledge of building codes.
• Purchases supplies within budget; tracks expenditures.
• Oversees pest control and maintains a work-order log.
