Veritas Skilled Nursing Management is seeking a Maintenance Director for COLORADO SPRINGS, CO. You will lead the Maintenance Department, oversee routine and preventive maintenance, and ensure safety and regulatory compliance across the facility.

You will manage budgets, schedule staff, coordinate contractors, and strive to keep the facility, equipment, and grounds in optimal condition to support residents and operations.

Qualifications

  • Minimum 1 year of supervisory experience in maintenance/plant position.
  • Strong knowledge of boilers, compressors, generators, and mechanical/electrical/plumbing systems.
  • Familiarity with building codes and safety regulations.

Salary Range: $60,000.00 - $68,000.00 Salary

The Maintenance Director plans, organizes, and directs the Maintenance Department to ensure the facility, equipment, and grounds are maintained in a safe, clean, comfortable, and functional condition in accordance with applicable federal, state, and local regulations and facility policies. This is a hands-on leadership position that requires performing routine and advanced maintenance as needed.

Essential Duties and Responsibilities
  • Direct and oversee daily operations of the Maintenance Department.
  • Perform and oversee routine, preventive, and corrective maintenance throughout the facility.
  • Conduct regular inspections of the facility, equipment, utility areas, and work areas to identify safety and maintenance concerns.
  • Maintain compliance with applicable life safety, OSHA, infection prevention, environmental, and other regulatory requirements.
  • Maintain required maintenance records, inspections, logs, work orders, and compliance documentation.
  • Develop and maintain an effective preventive maintenance program.
  • Respond promptly to maintenance requests and prioritize repairs based on safety, resident needs, and facility operations.
  • Maintain appropriate inventory of tools, equipment, supplies, and PPE and order materials as needed.
  • Coordinate and supervise contractors and outside vendors performing facility services.
  • Assist with the development and management of the Maintenance Department budget.
  • Monitor departmental expenses and recommend cost-effective repairs, replacements, and improvements.
  • Develop and maintain departmental policies, procedures, and job descriptions.
  • Participate in facility surveys and assist with correcting identified deficiencies and developing plans of correction.
  • Hire, train, schedule, supervise, and evaluate Maintenance Department staff in coordination with Human Resources and facility leadership.
  • Provide coaching, counseling, and corrective action as appropriate and in accordance with facility policies.
  • Ensure required departmental training, including safety, OSHA, hazardous communication, infection prevention, and emergency preparedness, is completed.
  • Participate in emergency preparedness activities and respond to facility emergencies, including severe weather, utility failures, evacuations, and other emergencies.
  • Maintain resident privacy, dignity, confidentiality, and personal property when performing maintenance activities.
  • Work collaboratively with Nursing, Dietary, Housekeeping, Therapy, Administration, and other departments.
  • Maintain professional communication with residents, families, employees, vendors, contractors, and regulatory agencies.
  • Perform other duties as assigned by the Executive Director.
Working Conditions

Work is performed throughout the facility and may include resident rooms, mechanical areas, utility rooms, storage areas, and outdoor areas. The position may require work beyond normal business hours, including weekends, holidays, and emergency call-back. The employee may be exposed to dust, odors, hazardous chemicals, infectious materials, adverse weather, and other workplace hazards and must follow all required safety and PPE procedures.

Physical Requirements

Must be able to frequently walk, stand, bend, reach, push, pull, climb, and carry tools and equipment. Must be able to lift up to 50 pounds independently and lift heavier items with appropriate assistance or mechanical equipment. Must be able to assist with emergency evacuation procedures when required and perform the essential functions of the position with or without reasonable accommodation.

Qualifications
  • High school diploma or equivalent
  • Must have, as a minimum, 1 year(s) experience in a supervisory capacity, in a maintenance/plant related position.
  • Must possess the ability to plan and carry out programs in repair, new construction, and equipment installation using proper items for reference.
  • Knowledge of general to advanced maintenance such as knowledge of boilers, compressors, generators, as well as various mechanical, electrical and plumbing systems, building codes and safety regulations.
  • Maintain the care and use of supplies, equipment, etc., as well as maintain the appearance of maintenance areas; must perform regular inspections of resident rooms/units for order, safety, and proper performance equipment.
  • Knowledge of maintenance practices and procedures as well as the laws, regulations, and guidelines governing maintenance functions in the long-term care facility.
  • Must possess leadership, supervisory attributes and the ability to plan, organize, develop, implement, and interpret the programs, goals, objectives, policies, procedures, etc., of the Maintenance Department and ability to make independent decisions when circumstances warrant action.
  • Must be able to write, read, speak, and understand the English language.
  • Ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel and the general public.
  • Must have patience, tact, cheerful disposition and enthusiasm as well as be willing to handle residents based on whatever maturity level they are currently functioning.
  • Must be able to relay information concerning a resident's condition.
  • Must not pose a direct threat to the health or safety of other individuals in the workplace.
