One of the world’s largest eye care device companies, with complementary businesses in Surgical and Vision Care, is hiring a Facilities & HSE Technician to join its team in Durham, NC.

This is a hands‑on facilities role ideal for someone with strong HVAC and mechanical troubleshooting experience who also enjoys general building maintenance and supporting workplace health, safety, and environmental initiatives.

Pay Rate: $25–$30/hour

Contract: Exciting 6-month contract opportunity with potential to extend up to 2 years

Schedule: Standard Day Shift – 7:00 AM–4:00 PM or 8:00 AM–5:00 PM

Job Summary

The Facilities & HSE Technician plays a key role in maintaining, troubleshooting, and repairing critical site infrastructure, mechanical systems, and utility equipment.

Reporting to the Facilities and HSE Manager, this position will provide hands‑on technical support across the Durham facility. The role combines HVAC and mechanical maintenance with general building repairs, routine safety inspections, hazardous waste support, and facilities compliance activities.

Key Responsibilities

HVAC & Mechanical Systems

• Troubleshoot, maintain, and perform preventive maintenance on Air Handling Units (AHUs), Rooftop Units (RTUs), Variable Air Volume (VAV) boxes, chillers, boilers, exhaust fans, and circulating pumps.
• Perform routine maintenance including filter changes, belt replacements, coil cleaning, motor lubrication, and sensor replacement.
• Assist with diagnosing airflow problems, system pressure issues, and basic electrical or controls-related faults.
• Help ensure mechanical and utility systems operate safely and reliably.

Building Automation & Controls

• Serve as a daily operator of the Siemens Desigo CC Building Automation System (BAS).
• Respond to environmental and equipment alarms.
• Review system setpoints, clear basic control faults, and assist with control-loop troubleshooting.

General Building Maintenance

• Perform drywall patching and repair, spackling, sanding, interior painting, and touch-ups throughout plant, laboratory, and office spaces.
• Complete basic facility repairs, including light bulb/ballast replacements and general hardware maintenance.
• Use standard hand and power tools to complete assigned maintenance activities.

HSE & Safety Support

• Perform weekly and monthly life-safety and OSHA-related inspections, including emergency eyewash stations, safety showers, and fire extinguishers.
• Support hazardous waste collection, handling, drum labeling, and spill-response activities in accordance with HAZWOPER guidelines.
• Partner with the HSE team to help maintain a safe and compliant facility.

Documentation & Compliance

• Complete assigned work orders and document preventive maintenance activities in the site Computerized Maintenance Management System (CMMS).
• Follow applicable SOPs and basic GxP entry requirements when working in controlled areas.
• Escort third-party contractors and vendors during specialized repairs, maintenance, and regulatory testing.

Minimum Qualifications

• High School Diploma or equivalent required.
• Trade school or technical coursework in HVAC/R, mechanical maintenance, industrial automation, or a related field preferred.
• 3–5 years of hands‑on experience troubleshooting and maintaining industrial, commercial, or institutional HVAC and facility mechanical systems.
• Experience with general building trades, including drywall repair and painting.
• Strong mechanical aptitude and hands‑on troubleshooting ability.
• Ability to read, write, understand, and communicate fluently in English.
• Ability to safely perform the physical requirements of a hands‑on facilities position, including moving equipment and mechanical components.

Certifications & Preferred Qualifications

• EPA Section 608 Universal Certification required.
• HAZWOPER certification (24‑hour or 40‑hour) or hazardous waste handling training required, or ability to complete required training within 90 days of hire.
• Experience with Siemens Desigo CC or a comparable Building Automation System strongly preferred.
• Proficiency with basic hand/power tools and equipment used for drywall, finishing, and painting.
• Experience working within a regulated manufacturing, pharmaceutical, medical device, laboratory, or similar commercial environment preferred.
• Ability to read basic electrical schematics, piping diagrams, and mechanical blueprints.

Physical Requirements & Work Environment

• Ability to routinely lift up to 50 lbs and handle heavier equipment or mechanical components as required.
• Ability to climb ladders or scaffolding and work in elevated mechanical spaces and rooftop areas.
• Must be comfortable standing, walking, kneeling, bending, and performing physical maintenance work for extended periods.
• Work areas may include mechanical rooms, central utility spaces, rooftops, laboratories, offices, and controlled production environments.
• Participation in a on‑call rotational schedule for facility emergencies is required.
