Position Information

We are seeking a Facilities Coordinator III, under general supervision, oversees routine, preventative, and planned facility maintenance. Keeps buildings in safe, secured condition and in constant working order. Oversees mechanical and electrical operations, HVAC, architecture, and landscaping to ensure building is a comfortable and safe facility for faculty, staff, students, and guests.

Responsibilities:

Building Systems Operations:

  • Performs advanced troubleshooting, repair, and preventive maintenance of HVAC, electrical, plumbing, boiler, chiller, and mechanical systems.
  • Monitors and responds to alarms and performance data from Building Management Systems (BMS).
  • Diagnoses system malfunctions and provide solutions to restore full operational capacity.
  • Completes facility system upgrades, retrofits, and installations.

Grounds Maintenance:

  • Supports the implementation of grounds maintenance plans to ensure safe, clean, and aesthetically pleasing outdoor areas.
  • Assists with oversight of landscaping services, including mowing, trimming, pruning, and irrigation systems.
  • Performs or coordinates seasonal grounds tasks such as leaf clearing, planting, and pest control measures.
  • Conducts routine inspections of outdoor areas and addresses safety hazards or maintenance concerns.

Technical Leadership:

  • Provides technical guidance and mentorship to maintenance technicians and facilities staff.
  • Executes preventive maintenance programs and maintains detailed maintenance records.
  • Assists with training and onboarding of new maintenance personnel.
  • Supports Facilities Operations Manager in developing Standard Operating Procedures (SOPs) and technical checklists.

Regulatory Compliance & Safety:

  • Ensures all work is performed in compliance with TAMUS policies and procedures.
  • Participates in safety audits, fire drills, and emergency response plans.
  • Maintains proper documentation for inspections, compliance reports, and safety logs.

Vendor & Project Support:

  • Supports Facilities Manager with oversight of vendor-conducted maintenance, repairs, and equipment servicing.
  • Assists in monitoring project progress and quality assurance during renovations, system upgrades, or facility expansions.
  • Provides technical input during equipment procurement and capital planning discussions.

Documentation & Reporting:

  • Maintains accurate logs of repairs, inspections, and maintenance activities using CMMS.
  • Reports system deficiencies and recommend corrective actions or capital improvements.
  • Contributes to energy efficiency and sustainability initiatives.

Required Qualifications:

  • Bachelor’s degree or equivalent combination of education and experience.
  • Four years of hands-on experience in facilities maintenance, mechanical systems, or plant operations.
  • Strong knowledge of HVAC systems, chilled water systems, gas-fired boilers, air handling units (AHUs), electrical distribution systems, and plumbing infrastructure.
  • Ability to read and interpret technical schematics, blueprints, and operation manuals.
  • Strong troubleshooting and problem-solving skills.
  • Ability to work independently and lead a small team.
  • Excellent communication and documentation skills.
  • Ability to multi-task and work cooperatively with others.

Preferred Qualifications:

  • Associate degree or technical certification in HVAC, mechanical, or electrical systems preferred.
  • Experience working with BMS/automation systems (Metasys preferred).
  • Experience in a research, laboratory, hospital, or academic facility environment.
  • Texas HVAC License (Class A or B) or Electrical License.
  • First Aid/CPR Certification.

Other Requirements:

  • Full-time position with occasional on-call responsibilities and after-hours work as needed.
  • May require work in mechanical rooms, rooftops, and exterior environments in various weather conditions.
  • Physical ability to lift, climb, crouch, and perform manual tasks as required.
