Facility Maintenance Working Supervisor

U.S. Facilities, Inc., a consolidated facility management services firm, is seeking a facility working supervisor to support the operations in Santa Clara, CA.

The Facility Maintenance Working Supervisor is responsible for prioritizing and coordinating maintenance work based on client needs and ensuring the timely completion of all assigned work and required documentation. This position provides hands‑on leadership and oversight of maintenance activities while supporting the effective utilization of a multi‑functional maintenance team.

Responsibilities

• Conduct periodic general preventative maintenance on mechanical, electrical, HVAC and plumbing systems, this involves normal lubrication, adjustment, cleaning, replacement of consumable parts (such as filters, belts, etc.) and periodic testing of the equipment.
• Monitor and manage accurate entry of documentation and scheduled maintenance activities in the Maximo CMMS.
• Manage reactive and corrective maintenance requests as they are reported and assign work to available technicians.
• Lead the worksite safety program and maintain all required documentation and reporting related to safety activities.
• Audit work performance to ensure compliance with safety requirements and quality standards, providing coaching and corrective guidance as needed.
• Review new work requests to determine whether they fall within the contracted scope of work and address them accordingly.
• Maintain effective performance of individual employees and the overall worksite team.
• Review and approve employee time reporting for accuracy and compliance.
• Compile, maintain, and present operational and performance reports to management and client teams.
• Participate in and document cost‑saving initiatives and Root Cause Analyses (RCA).
• Perform other duties and responsibilities assigned by management.
• Must be flexible in work schedule to work weekends when needed.

Minimum Requirements

• Bachelor`s degree or equivalent trade school credentials preferred.
• Troubleshoots and repairs electrical (24V-480V) and PLC control systems Troubleshoots hydraulic and pneumatic systems.
• 5 + years of experience Industrial Facility Maintenance, Industrial HVAC including building automated/management systems and fire life safety systems.
• Available to work weekends and off shifts.
• Ability to work in an aerial lift or scissor lift at heights up to 30 feet or higher.

Physical Requirements

• Some tasks will require repetitive wrist movement.
• Some tasks will require the ability to walk extensively throughout facilities during a workday.

• Requires ability to attend meetings throughout the site and potentially travel to other U.S. Facilities, Inc., customer and/or vendor locations in the area, as well as some air travel to more distant locations.
• Requires the ability to communicate with others on the telephone and in one‑on‑one or group discussions, meetings, and presentations.
• Demonstrated fluency in computer use including the full office suite.
• Requires the ability to lift 50 lbs.
• Requires the ability to interact with all clients in a professional and friendly manner despite periods of stress.

Preferred Qualifications

• Proficiency in Microsoft Office Suite, with an emphasis on the ability to navigate, analyze, and develop spreadsheets and databases using Excel and Access.
• Demonstrated experience in a supervisory or subcontract management role within a technical, industrial, manufacturing, or facilities environment.
• Proven leadership experience with the ability to analyze Facilities Maintenance‑related issues, including electrical, mechanical, HVAC, cranes and hoists, and other building systems.
• Ability to identify, evaluate, and implement appropriate solutions-engineered or otherwise‑to resolve technical and operational challenges.
• Demonstrated ability to identify opportunities for improved asset reliability, enhanced quality, safer working conditions, reduced maintenance costs, and increased operational efficiency.
• Experience developing and improving work plans, maintenance processes, and procedures to increase technician productivity and overall worksite efficiency.
