Job summary

ZRS Management LLC seeks a Maintenance Technician in Riverview, FL to perform skilled repairs on plumbing, electrical, HVAC and appliances, and to handle apartment turnover within 3–5 business days. You will work with the Maintenance Supervisor and report to the Property Manager, ensuring safety and efficient operation.

Maintain common areas, monitor exterior conditions, contribute to the preventive maintenance program, and keep inventory up to date while delivering reliable service to residents.

Qualifications

• Valid driver’s license with acceptable driving record and proof of automobile insurance.
• EPA Universal or Type II certification required.
• Maintenance experience in plumbing, electrical, HVAC and appliances.
• Ability to lift heavy objects.
• Clear communication with residents.
• Willing to work on-call hours.

Responsibilities

• Perform independently technical maintenance repairs to plumbing, electrical, HVAC and appliances.
• Turnover maintenance within 3–5 business days with turnover checklist completion.
• Common area maintenance including cleaning, trash, pressure washing and windows.
• Monitor exterior building for roof, siding, shutters issues.
• Support preventive maintenance program across area of responsibility.
• Enter newly purchased tools/equipment into inventory.
• Keep work area clean and orderly; observe safety rules.

Job Description:The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.Perform apartment turnover maintenance in three to five business days and turnover checklist completion.
