Qualifications

  • 5+ years of leadership experience in residential real estate sales or brokerage management.
  • 3+ years active (required for Georgia license transfer eligibility).
  • Experience recruiting, coaching, and developing top-producing agents.
  • Strong financial acumen with budget management and P&L accountability.
  • Exceptional leadership, communication, negotiation, and relationship-building skills.
  • Experience developing marketing and lead generation strategies in luxury residential markets.
  • Ability to analyze business metrics and make data-driven decisions.

T3 Sixty is currently working with a client to help them find an Executive Director | Qualifying Broker in Skidaway Island, Georgia.

JOB SUMMARY

The Executive Director | Qualifying Broker provides strategic direction across sales, operations, marketing, recruiting, and financial performance while fostering a high-performance culture that delivers exceptional service to clients and supports the long-term success of the organization. This person serves as the face of the company within the community and works collaboratively with The Landings Club, The Landings Association, and the Board of Directors to strengthen the company's ~50% market leadership.

Compensation:

$100,000 – $125,000 base salary + performance incentives (OTE of $150,000–$200,000+)

ROLES & RESPONSIBILITIES
  • Lead, inspire, and hold accountable a high-performing team by setting clear performance expectations, delivering regular coaching and feedback, conducting weekly sales meetings, and fostering a collaborative, service-oriented culture that delivers on the promise of a true luxury client experience.
  • Recruit, onboard, train, and retain productive agents and support staff, developing and enforcing formal performance standards, accountability systems, and annual reviews.
  • Build and execute annual business plans and strategic initiatives to maximize GCI, transaction volume, and market share, monitoring performance through KPIs and adjusting strategies proactively in response to market trends and competitive activity.
  • Manage day-to-day brokerage operations, ensuring efficiency, compliance and exceptional client service across all functions, while proactively identifying and surfacing legal concerns and risks to the Board.
  • Own the annual operating budget, maintaining disciplined expense control, ensuring profitability through effective financial management and resource allocation.
  • Document the daily workflows of all staff by creating written job descriptions, policies, and procedures for all direct reports.
  • Execute comprehensive marketing and lead generation strategies that attract affluent local and out-of-market buyers and sellers, overseeing digital marketing, CRM, social media, and the Discovery Visit Program while tracking lead viability and cost of acquisition.
  • Serve as the primary liaison of and partner with The Landings Club and The Landings Association on joint marketing and community visibility initiatives, represent the company at community, industry, and networking events, and build relationships with community leaders, referral partners, and local businesses.
  • Drive continuous improvement by reviewing and recommending agent commission structures, fee schedules, and vendor contracts, identifying new business opportunities, strategic partnerships, and revenue streams, and championing innovation, technology adoption, and operational excellence.
MINIMUM REQUIREMENTS
  • 5+ years of proven leadership experience in residential real estate sales or brokerage management, with at least 3 of those years active (required for Georgia license transfer eligibility)
  • Demonstrated success recruiting, coaching, and developing top-producing agents
  • Strong financial acumen with experience managing budgets and driving P&L accountability
  • Exceptional leadership, communication, negotiation, and relationship-building skills; ability to present confidently to a Board of Directors
  • Experience developing and executing marketing and lead generation strategies, particularly within the luxury residential market
  • Ability to analyze business metrics and make strategic, data-driven decisions
