Job summary

Qualifications

Job description

The Executive Vice President, Real Estate is responsible for maximizing the value, performance, and market positioning of the Company's real estate portfolio across all asset classes. Reporting to the Chief Financial Officer, this executive leader oversees Asset Management, Environment (physical plant), and Property Management (leasing renewals, leasing for operational stabilized buildings), ensuring these functions operate as an integrated platform focused on value creation, revenue growth, operational excellence, and portfolio performance.

The EVP Real Estate is accountable for enhancing portfolio value through strategic asset management, revenue optimization, operational execution, and capital event readiness. This role partners closely with Development, Construction, Operations, Finance, Investments, and Accounting to ensure assets are positioned to achieve ownership objectives throughout the investment lifecycle.

Key Responsibilities
  • Develop and execute portfolio strategies that maximize asset value, operational performance, and long-term investment returns.
  • Lead and align Asset Management, Leasing, and Real Estate Management under a unified value creation strategy.
  • Ensure value creation is inclusive of tenant relationships (renewals, additional developments, ESL residents as BD…)
  • Drive initiatives that improve net operating income, occupancy, tenant retention, asset valuation, and portfolio performance.
  • Ensure assets are strategically positioned to support successful refinancing, recapitalization, disposition, and other capital events.
  • Identify and execute opportunities for value enhancement, operational improvement, repositioning, and revenue growth.
  • Establish performance metrics and accountability measures that ensure assets consistently achieve or exceed ownership objectives.
  • Provide oversight of asset business plans, operating strategies, annual budgets, forecasts, and capital improvement plans.
  • Ensure operating budgets and asset plans support portfolio objectives and maximize financial performance.Build relationships to facilitate meeting plan (internal resources, tenant relationships)
  • Monitor market conditions, asset performance, and portfolio risks to support strategic decision‑making.
  • Partner with Finance, Investments, and Accounting to provide meaningful portfolio insights and support investor objectives.
  • Facilitate communication of key indicators/ measures to senior leaders
Leasing (Medical) & Revenue Optimization
  • Establish portfolio-wide leasing strategies that maximize occupancy, revenue growth, tenant retention, and asset value.
  • Oversee leasing activities across development projects, stabilized assets, and operating portfolios.
  • Review and approve significant leasing transactions and strategic tenant relationships.
  • Ensure leasing initiatives support broader portfolio and ownership objectives.
  • Provide oversight of property operations, tenant relations, service delivery, and operating performance.
  • Ensure assets are managed in a manner that protects and enhances long‑term value.
  • Drive operational excellence through standardized processes, accountability, and continuous improvement initiatives.
  • Oversee third‑party property management relationships and performance where applicable.
Development & Acquisition Integration & Asset Transition –
  • Partner with Development and Construction teams to ensure operational, leasing, and asset management considerations are incorporated throughout the project lifecycle.
  • Oversee the transition of newly completed developments into operations, ensuring assets are prepared to achieve financial, operational, and ownership objectives upon stabilization.

  • Partner with Property Accounting, Finance, and Asset Management to ensure timely, accurate, and transparent portfolio reporting.
  • Ensure reporting processes support investor requirements, lender obligations, executive decision‑making, and capital event readiness.
  • Promote strong alignment between operational performance, financial reporting, and ownership objectives.
Leadership
  • Lead, develop, and inspire a high‑performing real‑estate organization focused on value creation and portfolio performance.
  • Foster a culture of accountability, collaboration, innovation, and continuous improvement.
  • Serve as a trusted advisor to the COO and Executive Leadership Team on portfolio performance, market trends, and strategic opportunities.
  • Build strong cross‑functional partnerships across Development, Construction, Finance, Investments, Accounting, and Operations.
Skills, Knowledge, and Expertise
  • Bachelor’s degree in real estate, Finance, Business Administration, Economics, or related field required.
  • MBA or advanced degree preferred.
  • 15+ years of progressive leadership experience in commercial real estate, asset management, portfolio management, leasing, property operations, or related disciplines.
  • Proven success leading multiple real estate functions and driving portfolio value creation.
  • Deep understanding of asset management, leasing strategy, property operations, portfolio economics, financial performance, and capital event preparation.
  • Demonstrated ability to lead cross‑functional teams and influence executive‑level decision making.
  • Compensation: $215,000 - $275,000 / year
  • Eligible for discretionary benefits: performance bonus
