Job summary

SFV Services is seeking an Estimator / Project Coordinator for its Detroit-area in-office role. You will own both estimating and coordination to keep budgets, schedules, and scopes aligned, coordinating subcontractors, tracking changes, and maintaining strong client communication.

Ideal candidates have 3+ years in related roles, a BA/BS in a construction or business field, and solid knowledge of scheduling, documentation, and subcontractor management.

Qualifications

• 3+ years in Commercial Construction Estimating, Project Coordination, or a combination of both.

Responsibilities

• Estimating: Define project scope and requirements; read plans and specs; perform quantity takeoffs and unit cost analysis; obtain bid forms; evaluate subcontractor proposals; provide value engineering; prepare change-order estimates; maintain pricing with quarterly reviews; submit proposals to leadership; track estimate statuses; participate in client calls.
• Project Coordination: Track changes and cost forecasting; assist in scheduling and milestones; coordinate subcontractor scheduling and day-to-day communication; issue and track purchase orders and subcontracts; manage project documentation (RFIs, submittals, permits, closeout); support invoicing by aligning costs with estimates; be a liaison for clients and design pros; perform site visits; ensure compliance; report to Director of Construction/VP.

The Estimator / Project Coordinator Role

Accurate estimates and tight project coordination are the foundation of every successful project. This role owns both sides of that equation. On the front end, you will define scope, perform takeoffs, solicit subcontractor pricing, and build the estimates that set the baseline for budget, schedule, and risk. Once a project is awarded, you will help keep it on track by coordinating subcontractors, tracking schedules and change orders, and maintaining clear communication between clients, field teams, and Ownership. A solid estimate paired with disciplined coordination is what prevents scope creep, budget overruns, and missed deadlines.

Responsibilities

Estimating

• Define commercial project scope and understand client requirements
• Read and interpret building plans and specifications
• Perform quantity takeoffs and unit cost analysis from drawings, specifications, and schedules
• Obtain and complete all project bid forms
• Solicit, obtain, and evaluate subcontractor proposals for accuracy and completeness
• Provide value engineering
• Prepare estimates and documentation for change orders
• Maintain accurate pricing structure with quarterly reviews
• Prepare and submit proposals to the Director of Construction/VP for approval
• Submit and track estimate statuses with clients
• Participate in client calls to clarify estimates as needed

Project Coordination

• Track changes, maintain a living estimate, and manage cost forecasting throughout the project
• Assist in project scheduling and track milestones against the baseline
• Coordinate subcontractor scheduling, mobilization, and day-to-day communication
• Issue and track purchase orders, subcontracts, and change orders
• Manage project documentation, including RFIs, submittals, permits, and closeout packages
• Support invoicing and billing by aligning project costs with the estimate
• Serve as a point of contact for clients and design professionals from award through closeout
• Perform site visits as necessary
• Ensure compliance with relevant standards, codes, and contractual requirements
• Reports to Director of Construction/VP

Ideal Candidate Profile

• 3+ years in Commercial Construction Estimating, Project Coordination, or a combination of both (Required)
• Working knowledge of construction scheduling, subcontractor management, and project documentation
• Possesses a BA/BS in Construction Management, Business, Operations, or similar (not required)

Location

This is an in-office + site visit role in the Detroit area. Candidates must be based in, or have direct ties to, the Detroit metro.

Compensation

This role is budgeted at $75K-$100K base salary (exempt), commensurate with experience.
