Position Summary:

The Full-Service Escrow Officer serves as the primary client relationship manager who is responsible for coordinating all aspects of the real estate transaction and communicating between parties in relation to the escrow closing. Escrow Officers are in regular contact with brokers, real estate agents, builders, attorneys, lenders, and other clients to obtain information to complete transactions. As a member of our escrow team, the Escrow Officer prepares closing statements for purchase and refinance transactions, coordinates title clearance, verifies tax information from taxing authorities, order payoffs from lien holders, order subordinations, and schedules closings. The individual in this role will need to possess excellent communication and interpersonal skills with an unwavering commitment to exceed our customers' expectations throughout the escrow closing experience.

Essential Functions:
  • Escrow Account Management:
  • Review purchase agreements and other applicable documents to assure understanding and compliance with contractual details affecting the transaction
  • Establish and maintain escrow accounts for residential and commercial real estate transactions
  • Research and prepare accurate escrow instructions, ensuring compliance with loan documents, state regulations, and industry standards
  • Collaborate with the disbursement team to accurately process and disburse funds in accordance with legal requirements
  • Customer Service:
  • Provide exceptional customer service to buyers, sellers, lenders, and other parties involved in the transaction
  • Assist customers in setting up and troubleshooting online accounts
  • Resolve customer complaints and disputes professionally and promptly
  • Title Insurance Integration:
  • Review title commitment to ensure accurate title research and distribution of necessary documents
  • Collaborate with title exam professionals and underwriters to address potential issues, claims, or discrepancies that may affect the sale
  • Order title commitment updates, tax updates and pay-off updates as needed
  • Document Preparation:
  • Prepare settlement statements and closing documents, including closing disclosures and other necessary paperwork
  • Verify the accuracy of all escrow documents and loan documents
  • Coordinate the transaction process with real estate agents, lenders, borrowers, buyers, and sellers
  • Compliance and Accuracy:
  • Ensure adherence to state regulations, loan terms, and industry best practices.
  • Maintain meticulous records and filing systems for escrow accounts.
  • Teamwork
  • Provide support to Branch Manager and other Escrow Officers to assure client needs are met across all Sun Title locations
  • Participate on project teams to advance the goals aligned with company initiatives

Required Skills/Abilities:
  • Excellent verbal and written communication skill with ability to communicate in English, required

  • Intermediate level proficiency in industry specific software (ResWare, Proform Select), preferred
  • Intermediate level proficiency in software such as Microsoft Office 365 (Word, Excel, Outlook, etc.), required
Education and Experience:
  • Minium of a High school diploma or GED, required;
  • Advanced knowledge of real estate transactions and escrow services, preferred
  • Minimum of 2 years related industry experience, preferred
  • Valid Title Producer’s License, as required by applicable state law, within 1 month of hire

Physical Requirements:
  • Prolonged periods of sitting at a desk and working on a computer
  • Must be able to lift up to 30 pounds at times
  • Ability to drive vehicle to run errands daily/weekly
