Job summary

Midwest Masonry Construction, Inc. in Lawrence, Kansas, is seeking an Equipment Manager to oversee our fleet of construction equipment, vehicles, trailers, tools, and related assets.

Qualifications

• 3-5 years of experience in construction equipment management or fleet management.
• Commercial construction experience strongly preferred.
• Strong mechanical aptitude and knowledge of construction equipment, vehicles, trailers and tools.
• Experience coordinating preventative maintenance, repairs and outside service vendors; troubleshoot equipment problems and determine repair solutions.
• Strong organizational, communication and problem-solving skills; ability to manage multiple priorities.
• Basic computer proficiency; Excel or similar tracking systems experience preferred.
• OSHA knowledge; OSHA 10/30 training preferred.
• Valid driver's license; CDL or experience operating equipment preferred but not required.
• Understanding of budgeting, purchasing, cost control and equipment utilization preferred.

Responsibilities

• Manage equipment records, inspections, maintenance history, warranties and registrations.
• Maintain an accurate yard and storage areas; ensure equipment is safe and ready for service.
• Develop and manage preventive maintenance schedules; coordinate repairs and outside service.
• Coordinate deliveries, transfers, rentals, and returns; optimize equipment utilization.
• Work with PMs/Foremen to prepare weekly equipment look-ahead for projects.
• Monitor equipment costs, utilization, and vendor relationships to control expenses.
• Provide regular updates to leadership on equipment conditions and capital needs.
• Assist with budgeting and capital planning for equipment purchases, replacements, and major expenses.
• Ensure compliance with OSHA requirements and company safety policies.

Midwest Masonry Construction, Inc. is a leading commercial masonry contractor based in Lawrence, Kansas, serving clients throughout Kansas and Western Missouri. Since our founding in 2013, we have experienced steady growth in revenue, project size, workforce, and service area. With approximately 80 employees, we are positioned for continued growth and expansion.

Position Summary

The Equipment Manager is responsible for managing Midwest Masonry's construction equipment, vehicles, trailers, tools, and related assets to ensure they are safe, reliable, properly maintained, and available when needed.

This position supports field operations by planning equipment needs, coordinating maintenance and repairs, managing rentals and transportation, tracking assets, and controlling equipment costs. The Equipment Manager works closely with Project Managers, Foremen, field personnel, vendors, and company leadership to minimize downtime and keep field operations productive. This position reports to the President.

Key Responsibilities

Equipment & Maintenance

• Manage company construction equipment, vehicles, trailers, tools, and related assets.
• Maintain accurate equipment records, including equipment identification, serial numbers, purchase information, location, assignment, condition, maintenance history, availability, registrations, warranties, and inspections.
• Develop and manage preventative maintenance and inspection schedules; coordinate routine maintenance, repairs, and emergency service.
• Troubleshoot equipment issues, perform or coordinate general repairs when appropriate, and determine when outside service is needed.
• Ensure equipment is inspected, safe, and ready for service before use.
• Maintain an appropriate inventory of commonly used parts, fluids, and maintenance supplies.

Field Operations & Scheduling

• Work with Project Managers and Foremen to anticipate equipment needs and maintain a weekly equipment look-ahead for active and upcoming projects.
• Coordinate equipment deliveries, pickups, transfers, and returns between the yard, vendors, and jobsites.
• Require equipment delivery and pickup requests at least 48 hours in advance whenever practical, while responding to urgent needs as necessary.
• Coordinate rental equipment when needed, monitor rental duration, and return equipment promptly to control costs.

Equipment Accountability & Organization

• Establish and enforce procedures for reporting equipment damage, mechanical problems, missing tools, and repair needs; hold field personnel accountable for proper equipment use and care, and follow up on recurring damage or misuse with management.
• Conduct routine check-ins with Foremen and equipment operators regarding equipment condition and upcoming needs.
• Manage small tools and specialty equipment to reduce loss, unnecessary replacement, and jobsite shortages.
• Maintain a safe, clean, and organized company yard, shop, and equipment storage areas.

Cost Control & Asset Management

• Monitor equipment utilization, repair costs, rental expenses, and operating costs to identify savings and improve efficiency.
• Maintain relationships with equipment dealers, repair shops, rental companies, parts suppliers, and other vendors.
• Obtain pricing and coordinate purchases of equipment, tools, parts, supplies, and repairs.
• Assist management in deciding when equipment should be repaired, replaced, purchased, rented, or sold.
• Assist with annual equipment budgeting, capital planning and anticipated major expenses.
• Ensure equipment complies with applicable OSHA requirements, manufacturer recommendations, and company safety policies.
• Coordinate required equipment inspections and assist with operator training or certification requirements when applicable.
• Maintain regular communication with Project Managers, Foremen, field personnel, vendors and company leadership.
• Provide the President with regular updates on equipment condition, major repairs, upcoming maintenance, rentals, operational issues and capital needs.
• Proactively identify equipment needs and potential problems before they affect field production.
• Continuously improve equipment tracking, maintenance procedures, scheduling and company equipment standards.
• Perform additional duties and special projects as assigned.

Qualifications

• 3-5 years of experience in construction equipment management, fleet management, equipment maintenance, construction operations or a related field preferred.
• Commercial construction experience strongly preferred.
• Strong mechanical aptitude and working knowledge of construction equipment, vehicles, trailers, small engines and tools.
• Experience coordinating preventative maintenance, repairs and outside service vendors; ability to troubleshoot equipment problems and determine appropriate repair solutions.
• Strong organizational, communication and problem solving skills with the ability to manage multiple priorities and respond to urgent needs.
• Basic computer proficiency; experience with equipment management software, Microsoft Excel or similar tracking systems preferred.
• Knowledge of construction equipment safety practices and applicable OSHA requirements; OSHA 10 hour or 30 hour training preferred.
• Valid driver's license and acceptable driving record required. CDL or experience operating and transporting construction equipment preferred but not required.
• Understanding of budgeting purchasing cost control and equipment utilisation preferred.

Physical Demands

• Ability to regularly sit stand walk and work in shop yard outdoor and active construction environments.
• Ability to climb into and around construction equipment vehicles and trailers bend kneel crouch stoop reach climb stairs or ladders and work on uneven surfaces.
• Ability to frequently lift or move up to 50 pounds and handle heavier items with appropriate assistance or equipment.
• Ability to safely operate company vehicles and construction equipment as required.

This position is based in Lawrence Kansas with regular travel to jobsites equipment vendors repair facilities and other locations as required. The Equipment Manager is expected to maintain a hands on proactive approach to equipment availability maintenance field support safety organization and cost control.
