Job Description

EXECUTIVE SUMMARY Inspects, tests, adjusts, and balances heating, cooling, and ventilating systems (HVAC) in the schools and other school district buildings. Installs and repairs hot-air furnaces, air conditioners, appliances, and similar equipment. Responds to emergency calls as needed.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Studies system blueprints, specifications, and performance data to determine the configuration and purpose of system components such as motors, pumps, fans, switches, ducts, or pipes.
  • Installs, repairs, calibrates, maintains, and replaces pneumatic and DDC refrigeration, heating, and standard electrical system components including controls, compressors, thermostats for chillers for heating and cooling, cooling towers, and cooling equipment, and other items.
  • Discusses system malfunctions with users to isolate problems. Inspects inoperative HVAC units to locate causes of trouble.
  • Inspects HVAC and fire alarm systems interconnections to verify system compliance with plans and specifications and to prevent or detect malfunctions in system component parts.
  • Adjusts system controls to settings recommended by the vendor to prepare to perform tests. Tests performance of air and hydronic systems to isolate problems and determine where adjustments are necessary.
  • Prepares rough sketches and estimates material needed. Prepares cost estimates related to installation and repair work.
  • Performs preventive maintenance inspections and keeps records. Renders maintenance reports as required.
  • Provides instructions to building service personnel and users related to the proper operation, malfunction procedures, filter changes, and site‑specific equipment.
  • Reads, understands, and complies with appropriate MSDS, confined space, and lockout/tagout information.
  • Understands backflow valve operation, and has the ability to install, operate, repair, and /or replace as needed on plumbing, heating, and cooling systems, fire suppression systems as needed. A backflow license may be required.
  • Repair/replace plumbing, piping valves, etc. in association with plumbing, fire suppression, heating, air conditioning systems, chillers, and swimming pools for supply, and drain/sewer lines.
  • Ability to read, write, and change computer‑operated energy management systems and programming associated with boilers, HVAC equipment, chillers, water softeners, exhaust, and supply equipment when required.
  • Ability to install, diagnose and repair DDC controls, actuators, controllers, contactors for heat exchangers, boilers, geothermal well systems, and related equipment.
  • Monitors, tests, and follows up on the repair of fire detection/control systems, including fire dampers in ductwork, etc. for the proper start‑up procedures following a fire system shut down of the system.
  • Provides general custodial support when necessary.

EDUCATION and/or EXPERIENCE
  • One year certificate from college or technical school; or one to three years of related experience and/or training; or equivalent combination of education and experience.
  • Must possess HVAC Mechanical Journeyman License, Type 2 Refrigerant License, First Class Hydronics License, a valid driver’s license, and appropriate asbestos license may be required as assigned by the Director or designee.
COMMUNICATION SKILLS
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before groups of customers or employees of the organization.
ANALYTICAL and REASONING SKILLS
  • Ability to calculate figures and amounts such as power factors, temperature, and pressure proportions, cubic feet per minute percentages, area, circumference, and volume.
  • Ability to apply concepts of basic algebra and geometry.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
TECHNOLOGY SKILLS
  • Understanding and use of HVAC and other equipment control computers and software.
  • Must be able to use the computer to process work orders and enter accounting information.
  • Able to retrieve and print information from various computer programs when needed.
PHYSICAL DEMANDS AND WORK ENVIRONMENT

While performing the duties of this job, the employee is frequently required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear. The employee is occasionally required to taste or smell. The employee must regularly lift and /or move up to 25 pounds, frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job include close vision, color vision, depth perception, and the ability to adjust focus. While performing the duties of this Job, the employee is frequently exposed to wet and/or humid conditions; moving mechanical parts; extreme cold, and extreme heat. The employee is occasionally exposed to high, precarious places; fumes or airborne particles; outside weather conditions, and risk of electrical shock. The noise level in the work environment is usually loud.

OTHER DUTIES AS ASSIGNED

Will perform other duties as may be assigned by the Director of Operations or designee, necessary and appropriate to the achievement of the program and/or District goals and objectives.
