This role emphasizes proactive problem solving, integrity, and strong communication to balance development goals with environmental stewardship across multiple sites in the United States.

Qualifications

  • Bachelor’s degree in environmental engineering or science, biology, ecology, chemistry, archaeology, or equivalent.
  • At least eight years’ experience managing environmental components of land development and construction nationwide.
  • Experience with wetlands, endangered resources, cultural/historic assessments and permitting.

Position Overview

We are looking for an experienced, organized, and outgoing Environmental Manager to join our growing team to drive environmental diligence and compliance throughout the life cycle of our projects throughout the United States. The Environmental Manager will be a key position to support environmental matters in the development and construction efforts in selected markets, interfacing with internal team members, state and local governments, technical consultants, and contractors. The Environmental Manager will collaborate with a matrixed set of stakeholders, focusing on environmental compliance during all stages of the development process such as site selection, diligence, master planning, zoning/entitlements, permitting, extending infrastructure, and supporting earthworks specific to data center campus uses. They will act as the technical environmental lead for assigned projects. A strong Environmental Manager candidate demonstrates a unique ability to blend environmental knowledge and experience and site development skills and are proactive in generating creative solutions to address the environmental complexities of large-scale development projects. Moreover, they must exhibit integrity, tenacity and a results-driven mindset where effective communication and partnership-building with both internal and external stakeholders is key, while managing a growing portfolio of sites around the nation.

Job Responsibilities
  • Interpret environmental desktop resources for groups that evaluating potential development properties to identify early risk indicators and due diligence questions.
  • Review environmental assessment, characterization and site investigations to support the site inquiry and diligence process to vet prospective sites and assess site risks and opportunities.
  • Assist in managing local environmental due diligence processes and teams.
  • Manage following environmental diligence items, interpreting results and reporting out findings, focused on environmental constraints or risks:
    • Wetland and stream delineation and assessments
    • Vegetation inventories
    • Wildlife surveys and habitat assessments
    • Endangered resource reviews
    • Cultural and historic assessment
    • Noise modeling and analysis
    • Air permitting
    • Data collection and mapping
  • Provide input on land planning concepts and strategy based on technical knowledge and identification of environmental development constraints.
  • Support development process to ensure timely submission and execution of necessary environmental permits to meet project timelines.
  • Organizing environmental communications with key internal and external stakeholders.
  • Adhere to company safety and sustainability standards. Assist with developing scalable, efficient tools and processes to improve delivery and communication.

Project Construction Support

  • Assist in tracking compliance with federal, state, and local environmental regulations, including obtaining necessary permits (e.g., wetlands, air quality, stormwater).
  • Coordinate the permitting process for construction projects, including wetland protection, stormwater management, and wildlife conservation.
  • Monitor and manage environmental impacts during construction, ensuring adherence to mitigation plans, permit conditions, and regulations.
  • Oversee development of stormwater management plans, implement erosion control measures, and oversee pollution prevention practices on‑site.
  • Ensure proper handling, storage, and disposal of hazardous materials in compliance with CERCLA and RCRA requirements.
  • Collaborate with engineers, planners, and regulatory agencies to integrate environmental considerations into project design and execution.
  • Oversee the protection of water resources, including groundwater and surface water, through proper site management and compliance with water use regulations.
  • Act as a liaison with regulatory agencies, facilitating site inspections and ensuring accurate reporting of environmental compliance activities.
Interface With National, State And Local Governments As Required
  • Interface with State and Local Environmental Permitting Agencies.
  • Attend relevant City Council / County Supervisor meetings as needed to support the projects.
  • Interface with state and local planning/zoning commissions and public works staff.
Community Interface
  • Represent Tract positively and consistently with Tract values within the community.
  • Assist with relationship management with adjacent neighbors, community groups, and environmental groups.
Job Requirements
  • Bachelor’s Degree in one of the following: Environmental Engineering or Science, Biology, Ecology, Chemistry, Archaeology, or equivalent.
  • Minimum eight years’ experience in managing and the environmental portion of land development and construction projects throughout the United States. Data center experience greatly preferred.
Required Traits, Expertise, And Skills
  • Demonstrated experience with performing and managing wetland and stream delineation and assessments, vegetation inventories, wildlife surveys and habitat assessments, endangered resource reviews, cultural and historic assessments, sound modeling and analysis, data collection and mapping.
  • Successful nationwide experience with preparation of national, state and local environmental applications with various Federal and State Agencies.
  • Demonstrated experience with construction environmental permitting and compliance on development projects.
  • Responsible, ethical, and collaborative mindset with a can‑do attitude and pride in work product.
  • Ability to manage projects and teams to successful and predictable outcomes and conclusions.
  • Ability to solve problems, leveraging independent analysis, local relationships, corporate resources, and executive support.

  • Strong verbal communication skills including internal presentations and public speaking at local government meetings when needed.
  • Ability to collaborate with and guide both external teams and internal teams.
  • Baseline financial expertise, including budgeting and managing project expenses.

Expected Salary Range

$150K-$165K Base Salary + Discretionary Bonus

Travel

This position may require occasional travel to Tract Headquarters or Tract markets.
