Job summary

Rosewood Hotel Group in Kailua, Hawaii, seeks an experienced maintenance technician to handle electrical, plumbing, carpentry, HVAC and painting tasks across the property.

You will respond to guest and department requests promptly, perform preventive maintenance, and assist other trades while ensuring safety and cleanliness in all work areas.

  • Maintain overall property maintenance across electrical, plumbing, carpentry, painting and related systems.

  • Assist engineers and other trades as needed and coordinate with supervisor for preventive maintenance tasks.
  • Ensure safety, cleanliness and organization of work areas and proper handling of tools and materials.
  • Maintain knowledge of building systems and follow standard operating procedures.

Job description

OVERVIEW/BASIC FUNCTION:

Responsible for maintaining the general condition of the property with regards to all aspects of basic electrical, carpentry, plumbing, mechanical and painting work. Complete maintenance request work orders from all guests and departments on a timely basis. Participate in the preventive maintenance program for all building furniture, equipment and rooms.

RESPONSIBILITIES:
  • Maintain complete knowledge of and comply with all departmental policies, service procedures and standards.
  • Ensure that standards are maintained at a superior level daily.
  • Maintain complete knowledge of correct maintenance and use of equipment. Use equipment only as intended.
  • Anticipate guests’ needs, respond promptly and acknowledge all guests, however busy and at any time of day.
  • Always maintain positive guest relations. (Dress Code & Personal Hygiene)
  • Resolve guest complaints, ensuring guest satisfaction.
  • Monitor and maintain cleanliness, sanitation and organization of assigned work areas.
  • Receive daily work assignments from Engineer Supervisor/ Manager
  • Organize materials, tools and equipment to perform daily assignments.
  • Maintain timelines and work schedule in accordance with the preventive maintenance program.
  • Check work orders and night reports for any problems; make rounds checking these problem areas and note any information needed or safety concerns in the hotel. Build knowledge of engineering systems Knowcross, Distech & SynergyMMS
  • Perform basic level electrical, plumbing, carpentry, painting and preventive maintenance work orders. Replace filters on HVAC.
  • Perform general maintenance to guestrooms and public areas.
  • Assist electrician, carpenter, plumber and painter in all phases of repair work.
  • Assist other engineering personnel as instructed by supervisor in regard to routine and preventive maintenance.
  • Maintain cleanliness and organization of the work area, trash removal and clean up
  • Collect, prioritize and coordinate completion of such work orders received from hotel departments; ensure scheduled completion of the following:
    • Unplug sinks, toilets and garbage disposals
    • Replace washer, gaskets, toilet and sink.
    • Finish and paint.
    • Repairing furniture
  • Maintain the proper use, cleaning, maintenance and storage of all tools.
  • Handle chemicals for designated uses/surfaces.
  • Ensure security of any assigned keys.
  • All other duties as required.
QUALIFICATIONS:
  • Experience: Basic experience as a general maintenance technician, including household and/or facilities; prior hotel/resort experience preferred but not required.
  • Education: High school diploma.
  • General Skills: Must be able to perform job functions with attention to detail, speed and accuracy; prioritize, organize and follow-up; be a clear thinker, remaining calm and resolving problems using good judgment; follow directions thoroughly; understand a guest’s service needs; work cohesively with co-workers as part of a team; maintain confidentiality of guest information, pertinent hotel data, and a willingness to learn.
  • Technical Skills: Entry-level working knowledge of Building maintenance, electrical, plumbing and HVAC equipment.; knowledge of proper chemical handling and disposal; finish and paint, working knowledge of health codes, power and hand tools, meters, etc. as it relates to the technical trades, General maintenance, ability to interpret manufacturer’s literature for installation, preparation, use and upkeep of various materials and products used throughout the property, be well organized and follow instructions, focus attention on details, operate high reach lifts, prioritize tasks and comply with deadlines for work assignments, work and perform job functions, work cohesively with co-workers as part of a team.
  • Language: Required to speak, read and write English, with fluency in other languages preferred.
  • Physical Requirements: Must be able to exert physical effort in transporting 50 pounds, endure various physical movements throughout the work areas, reach up and down, remain stationary at times throughout work periods, and satisfactorily communicate with guests and co-workers to their understanding.
