Job description

The Engineer, Research is responsible for the operation, repair, and maintenance of central plant systems across a portfolio consisting of off-campus research laboratories and support buildings. This includes rooftop units, fans, boilers, chillers, air handlers, cooling towers, and associated support equipment such as air compressors, condensate systems, and enthalpy wheels. The role also involves troubleshooting and repairing rooftop heating and air-conditioning equipment, including refrigerant systems, components, low-voltage control systems, and electrical systems. Additionally, the Engineer, Research will perform general and advanced maintenance tasks related to HVAC systems and operations, ensuring optimal functionality and efficiency throughout the assigned facilities.

Responsibilities:

  • Performs repair and maintenance tasks utilizing productivity-enhancing tools, such as smartphones or similar devices, as part of daily routines to complete preventive maintenance, respond to work order requests, and manage building systems.
  • Responds promptly and courteously to tenant inquiries, addressing maintenance or HVAC operational needs efficiently and professionally.
  • Supports the operation and maintenance of life safety and fire protection systems, including conducting required monthly, quarterly, semi-annual, and annual inspections. Completes daily rounds and records operating logs and meter readings for assigned properties.
  • Demonstrates expertise in building control systems and pneumatic control components, monitoring operating parameters and alarm statuses within assigned properties. Responds to system alarms and anomalies, correcting deviations to ensure optimal performance.

Qualifications:

  • 3–5 years of experience maintaining, repairing, and troubleshooting complex mechanical, electrical, and HVAC systems; experience with packaged rooftop units is required
  • High school diploma or GED required; completion of technical school training in maintenance-related fields preferred
  • Stationary Engineer or Boiler Operator license as required by the jurisdiction in which the property is located
  • Strong written and verbal communication skills to clearly convey technical information and operational updates
  • Solid mechanical systems knowledge and a proven ability to apply analytical thinking to diagnose and resolve issues
  • Proficiency in Microsoft Office Suite (including Outlook), as well as familiarity with CorrigoNet CMMS software and building automation systems such as Carrier i-Vu
  • Comfortable using a smartphone or similar device for daily operations, including SMS alerts, work order updates, communication, and calls
  • Highly dependable and self-motivated, with the ability to manage work orders and responsibilities independently with minimal supervision
  • Minimal travel required - must have a valid driver’s license and reliable transportation
