ARCO National Holdings in Emeryville, CA is seeking a Project Manager on a development path for PM career progression. You will lead preconstruction through closeout, manage client relationships, and drive project performance with profit accountability.

The role requires BS in Engineering, 1–3 years in construction management, and proficiency with Word, Excel, Outlook, and MS Project. We offer strong bonus and ESOP benefits and growth opportunities.

Qualifications

• BS in Engineering or related field.
• 1–3 years of construction management or engineering design experience.
• Experience leading ground-up commercial, light industrial, hospitality, or entertainment construction projects preferred.
• Proficiency with Word, Excel, Outlook and Microsoft Project.

Responsibilities

• Lead and coordinate all managerial and administrative aspects of the project from the earliest stages of preconstruction through project closeout.
• Work closely with clients and the design team to develop preliminary concept drawings and project budget.
• Participate in proposal meetings to review scope, reduce costs, provide value engineering ideas, and negotiate contracts & fees.
• Oversee subcontractor selection and buyout process for all trades and vendors.
• Identify opportunities to procure material and/or specialty equipment directly when advantageous to budget or schedule.
• Collaborate with Project Superintendent on subcontractor scopes, schedule, and site logistics.
• Lead preconstruction planning meetings with designers, subcontractors, and vendors to solve constructability and sequencing issues.
• Lead weekly/bi-weekly OAC meetings on-site after construction begins to review progress with client.
• Track and manage project performance vs budget; prepare owner pay apps, cost status, and progress billing reports.
