Job summary

Mccullough Development Inc in Manhattan, KS seeks a Groundskeeper to support outdoor property upkeep and turnover tasks. You will work primarily outside, performing landscaping, cleaning, and basic maintenance under the Property Manager’s direction.

Responsibilities include mowing, pruning, leaf removal, snow/ice management in season, and assisting with preventives like gutter cleaning. A valid driver's license and reliable transportation are required; professional conduct is essential.

Qualifications

• Completion of high school/GED and one year of groundskeeper experience preferred.
• Understanding of groundskeeping methods, materials, and equipment.
• Ability to work independently and prioritize work assignments.
• Strong safety awareness when using chemicals and power tools.
• Valid driver’s license and reliable transportation.

Responsibilities

• Perform basic grounds and landscaping maintenance using power driven tools and equipment.
• Remove trash/debris from exterior common areas and parking lots.
• Sweep sidewalks and curbs; empty pet waste stations and receptacles.
• Sweep/blow leaves from walkways and around condensers.
• Remove snow with a snowblower and shoveling; apply ice melt as needed.
• Plant, water, and maintain landscaped areas with bushes, trees, and flowers.
• Trim and prune bushes and trees; refresh mulch/rocks in beds.
• Over-seed grass areas and weed landscape beds/parking lots.
• Fertilize lawns, trees, and flowers; assist with preventive maintenance (gutter cleaning, condenser washing, parking lot striping).
• Abide safety standards; wear protective equipment; report to site office daily.
• Maintain accurate payroll timesheets and mileage logs; communicate with Property Manager.

Scope and Purpose: To be responsible, under the direction of the Management staff, for the overall appearance and cleanliness of the properties. Assists with turnovers and work orders as directed. This person will be working outside for most of their time.Reports to: Property Manager and/or ManagementFLSA: Non-ExemptEssential Tasks: (Employee must be able to perform the following functions to the satisfaction of the employee’s supervisor)Perform basic grounds and landscaping maintenance using power driven tools and equipment.Remove trash/debris from exterior common areas and parking lots. Sweep sidewalks and curbs.Empty pet waste stations, receptacles, cigarette posts where applicable.Sweep/blow leaves out of walkways, from behind A/C condensers, etc.Remove snow by using snowblower and shoveling. Ice melt as needed.Plant, water and maintain landscaped areas consisting of bushes, trees, and flowers.Trim and prune bushes and trees. Freshen mulch/rocks in beds. Over-seed grass areas.Spray/Pull weeds in landscape beds and parking lots.Fertilize lawns, trees, and flowers.Assist with certain preventive maintenance needs, like gutter cleaning, condenser washing, parking lot striping.Abide safety standards that comply with all company, local, City, State, and Federal guidelines.Wear proper protective equipment while performing job duties.Report to site office and be available to work daily scheduled hours.Have reliable transportation and a valid driver’s license.Must maintain a professional and courteous manner with residents, visitors, contractors, and employees.Accurately complete daily payroll timesheets and work orders and submit to Property Manager. Maintain accurate mileage reimbursement logs, as applicable.The tasks are not limited by this list and shall include all items requested by the Property Manager and/or Management to assist in the success of the properties.Education, Experience, And Licenses/Certifications: (A comparable amount of training, education or experience may be substituted for the minimum qualifications.) Completion of high school/GED and one year of groundskeeper experience preferred.Knowledge, Skills, And Abilities: Understanding of methods, techniques, materials, tools, and equipment used in groundskeeping. Ability to use required tools and equipment skillfully and safely. Thorough knowledge of proper safety techniques, occupational hazards and procedures while using chemicals, power tools, hand tools and equipment. Knowledge of MDI emergency procedures. Knowledge of proper lifting techniques. Ability to perform work independently and prioritize work assignments. Ability to clean up area after work is completed.Communication Skills: Ability to establish and maintain effective and cooperative working relationships with employees. Ability to interact and communicate effectively in a tactful and courteous manner with a variety of people, including residents, visitors, contractors, employees, and the general public. Ability to manage interpersonal conflict situations requiring tact, diplomacy, and discretion.
