Job summary

JES Holdings, through its Fairway Management division, is seeking a Property Manager to oversee day-to-day operations for affordable housing communities. You will market and lease apartments, manage budgets, and ensure compliance with Fair Housing and regulatory programs.

You will supervise staff, handle resident concerns, and drive occupancy through strategic marketing and cost-effective operations. Strong communication, organizational, and Microsoft Office skills are essential.

Qualifications

• 2+ years of affordable housing experience with LIHTC or Section 8.
• Solid understanding of Fair Housing.
• Skilled in income qualification, tenant file accuracy, and regulatory compliance.
• Strong competency in Microsoft Office and familiar with learning new software.

Responsibilities

• Diligently ensure all Fair Housing and affordable housing regulations are adhered to.
• Collect and deposit rent within 24 hours of collection, notifying residents of delinquent rent.
• Provide outstanding service to residents, resolving inquiries, work orders, and requests promptly.
• Maintain and build applicant waiting list.
• Ensure property stays on budget through cost-effective practices.
• Conduct lease processes with certification and annual re-certification for affordable housing programs.
• Pass INSPIRE, State, and Government Agency inspections and meet company standards.
• Keep vacant apartments ready to lease quickly and market until occupied.
• Process applications for move-in/transfer and forward to Compliance for approval.
• Supervise property staff and maintenance, inspect units, and manage vendor work.
• Organize community activities per property management agreement and lease.
• Be available for after-hours emergencies and travel for training/conferences.
• Lead marketing and leasing strategy to maintain occupancy targets.
• Regularly conduct unit inspections and daily property walks for safety and curb appeal.
