Job summary

Olympus Property is seeking a Floating Maintenance Technician to support our service and office teams. You will ensure repairs and maintenance across property facilities and apartments meet standards, handling HVAC, plumbing, carpentry, appliance work, and fixtures as part of a collaborative team.

Full-time hours, on-site at Teravista properties, with potential emergency availability. Competitive benefits and opportunities for growth are offered in a family-oriented culture.

Qualifications

• Knowledge of HVAC systems and equipment.
• Experience with plumbing, carpentry, painting, and appliance repair.
• Ability to diagnose and perform preventative maintenance on building systems.
• Comfort with minor to moderate repairs on fixtures and appliances.

Responsibilities

• Perform maintenance requests across plumbing, carpentry, painting, and appliances.
• Conduct preventative maintenance and diagnose HVAC units; replace filters and clean coils.
• Repair or replace kitchen appliances, sinks, fixtures, and electrical components.
• Track service requests and maintenance work using the property software.

The Floating Maintenance Technicianwill work alongside the service team and office teams to ensure that all the repair and maintenance of property facilities and apartment homes meet or exceeds standards.

Your Purpose & General Responsibilities:

• Perform maintenance requests with knowledge of plumbing, carpentry, painting, appliance repair, etc.
• Preventative maintenance and diagnosis on HVAC units, replacing filters, and cleaning coils
• Repair and replace furnished kitchen appliances, refrigerators, stoves, washers and dryers, ovens, and microwaves
• Minor to moderate-level plumbing repairs, replacements, and installation
• Repair or replace sink/shower/toilet fixtures
• Repair or replace electrical fixtures and switches
• Lock changes, lockouts, and replace doors, doorknobs, and lock systems
• Operate various equipment, hand tools, and power tools
• Upkeep and organization of maintenance shop and inventory
• Track service requests and maintenance work performed through software systems
• Assist in maintaining the grounds, interior and exterior common areas, and pools
• Work closely with Lead Maintenance Technician on daily and weekly priorities
• Available as needed for emergency maintenance requests

Essential Needs for Teravista:

• Available Full-time, Monday – Friday from 9 AM – 6 PM (hours may vary slightly)
• Minimum of 2 years of commercial, residential, or apartment Maintenance experience
• Knowledge of HVAC systems and/or an EPA/HVAC license
• Available for emergencies as needed

Initial pay range (based on location, experience, etc.):$25- 27/per hour
