Overview

The Maintenance Technician is responsible for maintaining apartment homes, buildings, and grounds. Duties include repairing flooring, drywall, appliances, troubleshooting plumbing, electrical, safety, security systems, HVAC, painting, and cleaning. All tasks are performed in accordance with company policies and safety protocols, supporting client expectations within the operating budget.

Location & Compensation

Property: Coral Wood Court, 8025 Reseda Blvd, Reseda, CA 91335

Pay: $23 - $25 per hour

Key Responsibilities

  1. Client Relations: Ensure operations align with owner philosophies and client expectations.
  2. General Maintenance: Follow maintenance programs, conduct inspections, and assist with groundskeeping and safety compliance.
  3. Unit Turnover: Inspect and repair vacant units, coordinate painting, and appliance installation/removal to ensure readiness for new residents.
  4. Equipment & Systems Maintenance: Maintain community equipment, organize storage, secure parts, and manage inventory. Wear appropriate uniforms and use personal tools when necessary.
  5. Inspections: Prepare properties for inspections such as NSPIRE, MOR, TCAC, CALFHA, and collaborate with stakeholders.
  6. Other Duties: Enforce community rules, comply with Fair Housing Laws, uphold a professional image, and communicate effectively with residents and staff.

Qualifications

  • Minimum 1 year experience in residential property management, hotel, facilities maintenance, or construction.
  • High school diploma or equivalent; technical school or CAMT certification preferred.
  • Ability to wear a respirator and be medically cleared for duty.
  • Proficiency in English (speaking, reading, writing).
  • May need to provide own tools.
