Job summary

J & M Property Management seeks a professionally minded Property Manager to grow our luxury management portfolio in the downtown Sioux City area. The role supports the Senior Property Manager in operating designated properties to high standards and cost-effectively for residents and owners.

The position requires extensive knowledge of property management, strong communication, and a drive to maintain safety, compliance, and tenant satisfaction.

Qualifications

• High School Diploma is required.
• Four-year or associate degree in real estate management, business administration, or related field is preferred.
• Experience with AppFolio, Condo Manager or similar compliance software is necessary.
• One to three years of hands-on property or site management experience is preferred, ideally within J & M Property Management.
• Valid driver's license is required.

Responsibilities

• Plan and manage activities of all assigned personnel.
• Supervise operations to maintain cost-effectiveness and high standards for residents and owners.
• Ensure occupancy targets are reached and maintained for each property.
• Ensure receivables targets are met and financial stability is maintained.
• Prepare and submit monthly reports in a timely manner.
• Cover on-site staffing to meet tenant demands, including on-call holidays.
• Prepare paperwork accurately and forward to the appropriate person.
• Provide exceptional service to tenants, vendors, and coworkers.
• Ensure orientation and ongoing training for all property personnel.
• Maximize ROI, control operating expenses, and meet net profit objectives.
• Oversee maintenance requests and ensure timely completion.
• Monitor safety, quality, and tenant satisfaction standards.
• Ensure compliance with company policies and quality control.
• price rentals correctly and secure affordable housing approvals.
• Assist in annual budgets and conduct weekly site visits.
• Participate in employee reviews and compensation recommendations.
• Attend seminars and training to maintain professional knowledge.
• Be available for after-hours emergencies.
• Lead staff to improve quality, cost efficiency, and maintenance practices.
• Oversee special site projects with other J & M affiliates.
