Job summary

DAWSON seeks a Dormitory Manager to lead all dormitory housing operations for the Federal Law Enforcement Training Center in Charleston, SC. You will supervise housekeeping, laundry, and registration services for up to 750 residents, ensuring safety, cleanliness, and readiness for training.

Responsibilities include scheduling, staff oversight, room assignments, and compliance with SOPs, privacy, and security requirements. A 3+ year track record in large-scale housing operations is required.

Qualifications

  • Minimum 3 years managing commercial or institutional housekeeping operations at a facility of similar size and complexity.
  • Experience leading large teams across shifts, including weekends and holidays.
  • Knowledge of cleaning chemicals, housekeeping procedures, and safety regulations.
  • Proficiency in English and basic computer operations (email, scheduling, spreadsheets).

  • Plan, schedule, and oversee housekeeping, laundry, janitorial, desk operations, and student registrations.

  • Establish work schedules, assign tasks, and adjust staffing based on forecast and population.
  • Oversee student registration, room assignments, and coordination with Visitor Control Center (VCC).
  • Maintain dormitory records, logs, inventory, and reporting.
  • Ensure safety, privacy, and compliance with SOPs, policies, and standards.
  • Monitor maintenance and facilities issues and coordinate rapid resolution.

Job Title: Dormitory Manager

Job Summary:

Support the U.S. Department of Homeland Security’s training mission at the Federal Law Enforcement Training Center (FLETC) in Charleston, South Carolina. As DAWSON’s Dormitory Manager, you will lead all dormitory housekeeping and guest services operations ensuring a safe, clean, and welcoming environment for up to 750 resident students. Your leadership will directly impact morale, readiness, and the overall training experience for the next generation of federal law enforcement officers.

Location: Charleston, SC

Responsibilities:

  • Manage the overall dormitory operations across all assigned buildings, ensuring delivery of high-quality housing services that support student comfort, safety, and training readiness.
  • Plan, schedule, and oversee all dormitory functions, including housekeeping, laundry, janitorial services, dormitory desk operations, and student registration activities.
  • Supervise dormitory staff, including dorm clerks, registration personnel, housekeepers, janitorial staff, and laundry personnel, ensuring adequate staffing levels and proper coverage (24/7 where required).
  • Establish work schedules, assign daily and weekly tasks, and adjust staffing based on dormitory forecast, student population, and operational requirements.
  • Oversee student registration and housing operations, including room assignments, roster management, pre-registration processing, and coordination with the Visitor Control Center (VCC).
  • Ensure accurate maintenance of dormitory records, logs, inventory tracking (keys, linens, equipment), and reporting requirements.
  • Ensure all dormitory services are performed in accordance with FLETC policies, privacy requirements, and conduct standards, including professional interaction with students and prohibition of unauthorized activities.
  • Oversee housekeeping and janitorial operations to ensure rooms, common areas, and facilities meet required cleanliness and sanitation standards, including room turnover and daily service requirements.
  • Oversee laundry operations, including collection, cleaning, inspection, distribution, and inventory management of linens and supplies.
  • Ensure timely room readiness for incoming students, including coordination of cleaning, linen replacement, inspections, and supply replenishment.
  • Monitor dormitory conditions and ensure all maintenance, custodial, and facility issues are promptly identified, reported, and resolved through appropriate channels.
  • Ensure compliance with safety, sanitation, PPE, and chemical handling requirements across all dormitory operations.
  • Develop, implement, and maintain Standard Operating Procedures (SOPs), including specialized procedures such as bed bug identification, prevention, and response.
  • Provide training and ongoing oversight to staff to ensure adherence to SOPs, safety standards, and performance expectations; maintain required training records and documentation.
  • Conduct routine inspections and quality control checks of dormitory rooms, common areas, and service operations to ensure compliance with PWS standards.
  • Ensure proper handling, accountability, and inventory control of government‑furnished property, supplies, linens, and equipment.
  • Oversee reporting requirements, including operational reports, inventory tracking, student counts, and performance metrics, and submit to the COR as required.
  • Coordinate with security, maintenance, warehouse, and administrative personnel to ensure seamless dormitory operations and rapid response to incidents or issues.
  • Ensure dormitory personnel maintain professional conduct, appearance, and customer service standards at all times.
  • Respond to and resolve escalated student issues, complaints, and operational challenges in a timely and professional manner.
  • Maintain accountability for workforce performance, timekeeping, and adherence to contractual requirements.
  • Maintain accurate timekeeping, including timely entry of hours in timecard and Costpoint systems.
  • Monitor and manage employee timekeeping to ensure accurate, timely entry, validation, and approval of labor hours in timecard and Costpoint systems in compliance with company and contract requirements.
  • Supervise and manage assigned personnel, including conducting performance evaluations, coordinating onboarding, and ensuring completion of required training and certifications.
  • Provide ongoing coaching, guidance, and performance feedback to staff, while identifying training needs and ensuring compliance with organizational and contract requirements.
  • Provide timely and accurate purchase reconciliation information for purchases, including submission of required cost codes and supporting documentation on a weekly basis in accordance with company financial procedures.
  • Provide required reporting to management for government deliverables and invoicing (if applicable).

Qualifications:

  • Minimum 3 years of recent experience managing commercial or institutional housekeeping operations at a facility of similar size and complexity.
  • Proven ability to manage staffing, inventory, and daily operations in a multi‑building dormitory or lodging setting.
  • Working knowledge of cleaning chemicals, housekeeping procedures, and safety regulations.
  • Ability to lead and motivate large teams across shifts, including weekends and holidays.
  • Excellent organizational, communication, and problem‑solving skills.
  • Proficiency in English and basic computer operations (email, scheduling, spreadsheets).

Additional Requirements:

  • Must be eligible for DHS background investigation and suitability clearance.
  • Must be a U.S. citizen or lawful permanent resident with work authorization.
  • This position may require the operation of Company‑provided vehicles.
    • If operating Company‑provided vehicles, maintaining a valid driver’s license in good standing is a condition of employment.
    • If operating Company‑provided vehicles, employee must comply with all Company vehicle use and safety policies, as well as all applicable traffic laws.
