Job summary

EMCOR Facilities Services, Inc. seeks a Maintenance Technician to perform preventive maintenance and repairs on commercial and industrial facility equipment. The role emphasizes safety, clear communication, and reliable follow-through in a fast-paced environment.

The technician will conduct shift rounds, troubleshoot and repair systems, and document outcomes in CMMS, while coordinating with site staff and, when needed, supervising subcontractors for facilities services.

Qualifications

• High School diploma or equivalent; trade/business training preferred.
• At least 3 years' experience servicing dock levelers, doors, automatic doors, dock lock and overhead door hardware; maintain dock maintenance records.
• Experience troubleshooting electronics, power supply, pneumatics and hydraulics.
• AAADM certification preferred; valid driver's license.

Responsibilities

• Perform PMs and repairs on commercial and industrial facility equipment.
• Follow OSHA safety guidelines including lock-out/tag-out and machine guarding.
• Conduct shift rounds and document system performance and issues.
• Maintain, troubleshoot, and repair equipment; assist more experienced technicians as needed.
• Document results in the CMMS and communicate work status to customers.
• Provide guidance to subcontractors of facilities services when required.

Job Summary

n a safe, efficient, and professional manner the Maintenance Technician completes the required PM's and repairs on commercial and industrial facility equipment. The technician is an excellent communicator and has exceptional follow through capabilities.

Essential Duties & Responsibilities

Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, machine guarding, PPE, etc. Conducts “shift rounds” (regular checks of systems and equipment to identify issues, and document systems and equipment performance). Maintains, troubleshoots, and performs minor repairs on equipment. At times, working with guidance of more experienced techs. For example:

• Inspection/evaluation may include measurement of operating characteristics such as speeds,pressures, vacuum, or vibration; and features such as wear, replacement of expendables (i.e. belts,hoses, fluids, filters, etc.).
• Servicing and maintaining Docks (Levelers, Seals, Bumpers, etc.), Commercial Doors (Automatic,Hollow Metal and Overhead) and Commercial Locks and Door Hardware.
• Other preventative maintenance may include tasks such as filter changes, condenser cleaning, oilchanges, machinery lubing and greasing.
• Repairs could include tasks like routine cleaning/patching/painting buildings, basic repairs toequipment including small plumbing and simple electrical repairs; might include addressing clientconcerns with lighting, etc.
• Completes detailed training on life-critical work practices related to modified confined spaceprocedures, hazardous energy control, and required documentation process utilizing paper and digitalcommunications.Documents work results in the CMMS, analyzes findings and recommends updates to PM list.

Communicates effectively with coworkers and customer staff; assuring that all aspects of a work request are understood. This includes ensuring the customer is adequately informed about work status and expected completion dates. Other duties may be assigned as deemed necessary by the Site Manager May provide guidance to Sub-Contractors of facilities services.

Qualifications

Education (HS Diploma, Under/Graduate Degree, etc.) High School diploma (or equivalent) required, preference given to those with some undergraduate trade or business school training. Business Experience (prior years work/related experience) At least three (3) year’s experience servicing and maintaining commercial dock levelers, doors, automatic doors, dock lock and overhead door hardware, while maintain dock maintenance program records is required. This experience must include troubleshooting electronics, power supply, maintenance of pneumatic and/or hydraulicsystems and basic rigging.Previous experience working with the following door manufacturers is preferred: Rite Hite, Power Ramp, Nabco, Stanley Access Technology, Record USA, Tormax, Besam, Allegion Door Hardware, Assa Abloy. Experience working in roles that require physical labor including mechanical, electrical, plumbing, carpentry concepts is preferred. Licenses/Certifications AAADM certification is preferred Must possess a valid driver's license Language Skills Ability to interpret a variety of instructions furnished in written, oral, diagram, or graphic form. Key elements include the ability to interpret and fully-understand, safety rules, operating and maintenance instructions, and procedure manuals. Ability to execute repetitive tasking as trained, without deviation. Ability to write routine reports and correspondence. Must be able to send/receive emails and be able to manage an email box. Ability to apply concepts of basic algebra and geometry. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
