  • Partner with sales leadership to drive traffic, conversion, absorption, backlog, and customer satisfaction.
  • Oversee construction operations to ensure timely, on-budget delivery and quality standards.
  • Collaborate with land acquisition and development teams on opportunities and projected returns.
  • Maintain accountability for division revenue, profitability, and expenses.
  • Monitor market trends, pricing, incentives, mortgage conditions, and consumer behavior.

A leading public homebuilder is seeking an experienced Division Manager to lead its Orlando-area division, overseeing a platform responsible for more than 500 closings annually. This executive will have full accountability for division performance, including sales, construction, land, purchasing, finance, customer experience, and operational execution.


The ideal candidate will bring a strong background in new home sales, proven leadership within a high-volume homebuilding operation, and the ability to drive results through disciplined processes, market insight, and cross-functional collaboration.


Key Responsibilities


  • Provide strategic and operational leadership for the Orlando division.

  • Lead the division’s annual business plan, including sales, starts, closings, revenue, profitability, inventory, and market share objectives.

  • Develop and execute sales strategies aligned with local market conditions, product positioning, pricing, and buyer demand.

  • Partner closely with sales leadership to drive traffic, conversion, absorption, backlog, and customer satisfaction.

  • Oversee construction operations to ensure homes are delivered on schedule, within budget, and in accordance with company quality standards.

  • Collaborate with land acquisition and development teams to evaluate opportunities, community timelines, product offerings, and projected returns.

  • Maintain accountability for division financial performance, including revenue, gross margin, operating expenses, and profitability.

  • Monitor market trends, competitor activity, pricing, incentives, mortgage conditions, and consumer behavior to inform business decisions.

  • Recruit, develop, motivate, and retain high-performing team members across sales, construction, land, purchasing, and administrative functions.

  • Establish clear performance expectations and operating rhythms across the division.

  • Ensure compliance with company policies, regulatory requirements, safety standards, and applicable building codes.

  • Build strong relationships with vendors, municipalities, trade partners, real estate professionals, and other key stakeholders.

  • Drive an exceptional customer experience from contract through closing and post-closing service.

  • Present division performance, forecasts, risks, and opportunities to senior leadership and corporate stakeholders.

  • Identify opportunities to improve cycle times, customer satisfaction, team productivity, and overall operating efficiency.


Candidate Profile

The successful candidate will be a commercially minded homebuilding leader who understands how to operate at scale and can balance sales growth with operational discipline. A strong preference will be given to candidates with substantial experience in new home sales, particularly those who have progressed into broader division or general management responsibilities.


The role requires an executive who is visible, decisive, financially astute, and capable of leading through influence across multiple departments.


Required Qualifications


  • Significant leadership experience in residential homebuilding, preferably within a high-volume division.

  • Strong background in new home sales, sales leadership, or sales-driven homebuilding operations.

  • Demonstrated experience managing or influencing a division with significant annual closings; experience with 500+ closings annually is preferred.

  • Proven accountability for revenue, profitability, budgets, forecasting, and operating results.

  • Experience leading cross-functional teams, including sales, construction, land, purchasing, and customer care.

  • Strong understanding of the residential real estate and homebuilding markets in Central Florida or comparable high-growth markets.

  • Demonstrated ability to recruit, coach, and develop high-performing teams.

  • Excellent communication, negotiation, presentation, and relationship-building skills.

  • Strong analytical and problem-solving capabilities.

  • Ability to manage multiple priorities in a fast-paced, results-oriented environment.

  • Bachelor’s degree in business, construction, real estate, finance, or a related field is preferred.


Preferred Experience


  • Experience with a public homebuilder or a large private homebuilding company.

  • Leadership experience in the Orlando or broader Central Florida market.

  • Experience managing a multi-community division with diverse product types and price points.

  • Strong understanding of land, entitlement, development, purchasing, construction, and customer care processes.

  • Experience operating within a publicly traded company environment, including structured forecasting, reporting, and performance accountability.

  • Familiarity with enterprise resource planning, customer relationship management, and homebuilding technology platforms.
