Sun Communities is seeking a District Assistant Community Manager to support multiple communities in the Grand Rapids area. The role covers management, office admin, and maintenance, including leasing, budgeting and resident relations.

Responsibilities

• Handles delinquencies and approves eviction proceedings following Sun policies.
• Monitors, codes and approves invoices for operating expenses and sales costs.
• Manages rent collection including posting and depositing income and delinquent collection.
• Handles customer issues promptly and professionally across channels.
• Coordinates team member selection and development and ensures policy compliance.
• Assists with Lease Purchase Program, repairs, leasing, and follow-up.
• Ensures customers and residents receive high service levels aligned with Sun's philosophy.
• Reports deficiencies affecting community operation.
• Prepares sites for model homes and coordinate with maintenance for move-ins.
• Inspects and recommends purchase/renovation of homes.
• Enforces community rules and regulations.
• Reviews monthly property accounting reports and explains variances.
• Ensures fair housing compliance and curb appeal standards.
• Uses Art of Sales process during prospect appointments.
• Plans resident relation events and activities.
• Initiates local dealer relationships.
• Handles onsite emergencies following SOPs.
• Adheres to Sun’s '3 contacts per day' standard.
• All other duties as assigned.
• Assists with marketing strategy and advertising to attract residents.

The District Assistant Community Manager supports its district to perform the main job functions of a Sun community: management, office administration and maintenance/grounds. These functions cover a wide range of duties, including administrative activities, marketing, assisting with leasing and home sales of new and pre-owned homes, property maintenance, budgeting, and resident relations.

Job Duties

• Handles delinquencies and approves eviction proceedings while adhering to Sun’s policies. Evictions for cause require RVP approval. (Essential)
• Monitors, codes and approves invoices for operating expenses and sales related costs (Essential)
• Manages the rent collection process including collecting, posting and depositing income from leasing of rental sites and homes, as well as filing to collect on delinquent debts (Essential)
• Handles customer issues in a timely and professional manner, communicating through a variety of means (Essential)
• Coordinates team member selection and development and ensures team members comply with appropriate policies and procedures.
• Coordinates and assists with the Lease Purchase Program (LPP), including repairs, leasing, LPP sales, refurbishments, re-leasing, closing, and follow-up. Coordinates and follows-up on service requests
• Ensures customers and residents receive the highest levels of service consistent with Sun’s Customer Service philosophy
• Reports any deficiencies, which would adversely affect the operation of the community
• Identifies and prepares sites for model homes. Coordinates with maintenance team to ensure vacant sites are prepared for home move-ins
• Inspects and recommends purchase and renovation of used/repossessed homes
• Enforces community rules and regulations
• Reviews monthly property accounting reports and compiles reports for the Accounting Department, as required. Prepares monthly explanation of P&L variances for District Manager review and approval
• Ensures compliance with federal, state, and local agencies that regulate fair housing laws and community operations
• Ensures that overall community(s) appearance is well maintained and groomed to Sun’s curb appeal standards
• Utilizes the Art of Sales process during prospect appointments
• Plans and coordinates resident relation events and activities
• Initiates and maintains local dealer relationships
• Handles emergencies that may arise onsite, insuring adherence to standard operating procedures
• Adheres to Sun’s “3 contacts per day” standard
• All other duties as assigned
• Assists with developing a marketing strategy and maintains effective advertising to attract prospective residents to the community

Requirements

• High School Diploma or GED (Required)
• Bachelor's Degree in Related field (Preferred)
• 2 years in General business and customer service experience (Required)
• 6 months in Prior sales and leasing experience (Preferred)
