Job summary

ADP in Santa Ana, CA seeks a Disclosure Desk Team Lead to guide the loan disclosure process. This hands-on leadership role focuses on timely, accurate delivery of Loan Estimates and Closing Disclosures while balancing pipeline with team oversight.

Responsibilities

• Assist in prioritizing and distributing workload amongst the Disclosure team to meet SLAs and volume demands
• Provide day-to-day guidance, support, and direction to Disclosure Specialists. Including conducting quality reviews and providing coaching to improve accuracy and efficiency
• Manage a pipeline of loans which require confirmation of the Loan Estimate being generated, received, and possibly regenerated due to change in circumstance
• Communicates with clients to resolve discrepancies by explaining required documentation to complete the Loan Estimate or Closing Disclosures
• Validates that documentation received and generated is accurate and uploaded into Company system
• Reviews Change of Circumstances within acceptable service levels defined, based off value
• Review approved documentation to meet Initial CD requirements for accuracy and data entry fully completed within our LOS system to generate and deliver the initial Closing Disclosure
• Reviews, verifies and updates information from the documentation required to complete, generate and deliver closing disclosure
• Work closely within internal departments such as Operations, Compliance, and Sales to provide a world class customer experience
• Other responsibilities, as assigned

Disclosure Desk Team Lead

Salary Range: $30.00 To $40.00 Hourly

Job Summary

The Disclosure Desk Team Lead is an intermediate level role within the operations team. The Disclosure Desk Team Lead is responsible for leading the disclosure function and actively participating in day-to-day production. This role operates in a hands‑on leadership capacity, balancing individual pipeline responsibilities with team oversight to ensure timely, accurate and compliant delivery of all loan disclosures.

• Assist in prioritizing and distributing workload amongst the Disclosure team to meet SLAs and volume demands
• Provide day-to-day guidance, support, and direction to Disclosure Specialists. Including conducting quality reviews and providing coaching to improve accuracy and efficiency.
• Manage a pipeline of loans which require confirmation of the Loan Estimate being generated, received, and possibly regenerated due to change in circumstance. Track pipeline to ensure adherence to compliance regulations specific to the Loan Estimate, Closing Disclosure, and disclosures (state and federal).
• Communicates (i.e., email, telephone, etc.) with clients, as needed, to resolve discrepancies by explaining what is required as part of the minimum documentation and necessary to complete the Loan Estimate or Closing Disclosures.
• Validates that documentation received and generated is accurate and uploads into Company system.
• Reviews Change of Circumstances within acceptable service levels defined, based off value.
• Will review approved documentation required to meet Initial CD requirements for accuracy and data entry fully completed within our LOS system to generate and deliver the initial Closing Disclosure.
• Reviews, verifies and updates information from the documentation required to complete, generate and deliver closing disclosure. Primary functions are completed with Encompass. Verifies Initial CD meets loan program requirements (i.e. cash to close, minimum investment, and fee changes that would cause a cure, etc.)
• Work closely within internal departments such as Operations, Compliance, and Sales to provide a world class customer experience.
• Other responsibilities, as assigned.

Preferred Qualifications

• 5 + years of experience in a similar role
• 1 + years of prior leadership experience
• Ability to communicate effectively with external and interior customers
• Experience working in Encompass
• Knowledge of TRID/RESPA regulations
• High school diploma or equivalent
