Responsibilities

  • Provide leadership to Development Project Managers for strategic initiatives.
  • Develop, analyze, and manage pro forma projections (revenues, expenses, cash flows, IRR, NPV, ROIC) for resort development and acquisitions.
  • Support Sales operations and other units for real estate site selection, lease negotiations, and financial modeling.
  • Oversee and manage $250M+ inventory capital and vendor agreements.
  • Support corporate Strategic Sourcing objectives and rebate programs.
  • Lead special projects and coordinate with internal and external stakeholders.
  • Conduct ad‑hoc analysis, support long‑range planning, and review legal documents.

Role Overview

The Director, Strategic Development leads strategic initiatives and oversees Development Projects and Project Managers to ensure alignment with organizational goals.

Responsibilities
  • Provide leadership and oversight to Development Project Managers, ensuring effective execution of strategic initiatives and alignment with corporate objectives.
  • Develop, analyze, and manage pro forma projections of revenues, expenses, cash flows, and returns—including IRR, NPV, ROIC, and other applicable metrics—for all resort development and acquisitions.
  • Support Sales operations and other business units for real‑estate site selection, lease negotiations, and financial modeling.
  • Oversee and support approximately $250M+ inventory capital and manage third‑party vendor agreements.
  • Support corporate Strategic Sourcing objectives and rebate programs.
  • Lead special projects and coordinate with internal and external stakeholders.
  • Conduct ad‑hoc analysis, support long‑range planning, and review legal documents.
Travel Requirements

Up to 40% of the time for site visits, due diligence, and partner meetings.

Qualifications
  • BA/BS in Business, Finance, or Construction Management.
  • Excellent oral and written communication skills and exceptional interpersonal skills.
  • Strong initiative, flexibility, and the ability to thrive in a deadline‑oriented environment.
  • Ability to handle multiple tasks and manage assignments that may shift based on managerial needs.
  • Ability to communicate decisions and recommendations to senior management clearly and concisely.
  • Proficiency in Microsoft Excel, PowerPoint, Word, and CoStar tools.
  • Advanced financial modeling and analytical skills.
  • Experience running professional and efficient meetings.

  • Advanced understanding of key financial metrics such as NPV, IRR, and ROIC.
Experience

Minimum 10 years of progressive experience in strategic planning, project management, or related fields, and at least 5 years in a leadership role overseeing multiple teams and/or project managers. Preferred experience in M&A, Hospitality, Multi‑Family, Timeshare, or Construction Management.
