Position Overview
The Director, Revenue Management – BTR will lead the strategy and execution of revenue optimization across our Build-to-Rent (BTR) portfolio. This role is responsible for setting and managing pricing strategies, optimizing lease-up and stabilized community performance, and driving overall economic occupancy. The Director will partner closely with key stakeholders in asset management, operations, and leasing to ensure alignment between revenue goals, operational plans, and investment targets. This role also plays a critical part in developing benchmarks, performance metrics, reporting tools, and process improvements that drive profitability and performance across the portfolio.
What You Will Do
- Develop and lead the revenue strategy across the entire BTR portfolio, including stabilized and lease-up assets.
- Serve as the lead pricing strategist; ensure pricing decisions align with market dynamics, lease-up pace, occupancy goals, and investor return targets.
- Oversee execution of pricing and revenue strategies by the revenue team, including rent setting, renewal pricing, promotional campaigns, and concession usage.
- Create and maintain short- and long-term economic occupancy forecasts in partnership with asset management.
- Drive performance through data analysis and reporting, including KPIs such as rent growth, lease pace, exposure, conversion rates, etc.
- Guide go-to-market strategies for new developments, burn-off timelines and absorption targets during lease-up phases.
- Collaborate with leasing and operations teams to ensure cohesive execution of revenue strategies and real-time feedback loops.
- Lead revenue performance reviews with executive leadership and cross-functional stakeholders.
- Build, manage, and improve manual and Excel-based reporting tools; collaborate with the technology team to develop automated dashboards and reporting systems where appropriate.
- Mentor and manage a high-performing revenue team, supporting training, development, and cross-functional knowledge-sharing initiatives.
- Act as a key revenue advisor across the organization, ensuring consistency, clarity, and strategic alignment in all revenue-related decisions.
- Travel to properties or headquarters as needed for strategy alignment, training, and performance reviews.

Ideally, you'll have
- Bachelor’s degree in Business, Finance, Real Estate, or a related field; 7+ years of relevant experience in revenue management, pricing strategy, or multifamily/BTR operations may be considered in lieu of a degree
- 7–10 years of progressively responsible experience in revenue management, pricing analytics, or real estate operations, with at least 3 years in a leadership role
- Excellent oral, written, and interpersonal communication skills
- Strong organizational, time management, and problem-solving abilities
- Proficiency in Microsoft Office Suite, particularly Excel; experience with Entrata or other property management software
- Ability to thrive in a collaborative, fast-paced, and team-driven environment

- Direct experience in Build-to-Rent (BTR) or multifamily revenue management
- Proven ability to lead pricing strategy and influence investment outcomes
- Strong analytical skills with experience interpreting and leveraging performance data to drive results
- Demonstrated success in mentoring and developing team members across functions
- Proactive and highly communicative work style with a track record of taking initiative

Base Salary: $120,000 - $135,000 annually. Final salary within this range will depend on experience, skills, qualifications, and location.
Additional Compensation: Employees may be eligible for discretionary bonuses, typically ranging between 15-20% of base salary annually, depending on individual and organizational performance.
