4M Building Solutions, LLC. is seeking a Director of Specialty Services I Cleaning & Restoration Operations in Saint Cloud, MN. Base salary is $90,000 with commission, full-time employment under the Special Services department.

You will lead business development and field operations, supervise cleaning crews, and serve as SME for cleaning chemicals, equipment, and floor care procedures. Growth opportunities and safety SOP adherence are emphasized.

Qualifications

• Industry experience in commercial janitorial operations, specialized floor care, or restoration services.
• Proven experience in B2B service sales, commercial account management, or facility service estimation.
• Leadership traits: goal-oriented, self-motivated, entrepreneurial attitude.
• Excellent interpersonal skills for presenting technical cleaning proposals to corporate clients.
• Must be 18+ with valid driver's license, transportation, and pass background/drug checks.

Responsibilities

Job Responsibilities

Business Development & B2B Sales

• Drive Growth: Achieve a minimum 10% compounded annual growth rate in gross profit through a blend of new business acquisition and upselling existing accounts.
• Client Engagement: Conduct 3–5 face-to-face client meetings per week. Maintain a strategic pipeline split of 25% cold prospects and 75% existing accounts, coordinated weekly with Regional District Managers.
• Pipeline Management: Qualify prospective commercial accounts, perform on-site facility walkthroughs, and generate accurate labor, equipment, and material quotes.
• Relationship Building: Develop and maintain strong partnerships with property managers, facility directors, and building owners to secure long-term service contracts.

Operations & Field Leadership

• Operational Execution: Supervise mobile specialty cleaning crews, managing scheduling, hiring, staffing, and divisional labor budgets in alignment with the 4M operational playbook.
• Technical Guidance: Serve as the subject matter expert for specialized cleaning chemicals, restoration equipment, and technical floor care procedures.
• Training & Safety: Provide hands‑on, on‑the‑job support and technical training to field staff, ensuring strict adherence to safety protocols and 4M standard operating procedures (SOPs).
• Quality Assurance: Conduct regular field inspections to ensure exceptional service delivery. Step in directly as a lead technician on‑site when operationally required.

Required Skills & Qualifications

• Industry Experience: Minimum 3–5 years of progressive leadership experience in commercial janitorial operations, specialized floor care management, or restoration services.
• Sales Aptitude: Proven experience in B2B service sales, commercial account management, or facility service estimation.
• Leadership Traits: Goal‑oriented, self‑motivated, competitive personality with a strong work ethic and an entrepreneurial attitude.
• Communication: Excellent interpersonal skills with the ability to confidently present technical cleaning proposals to corporate clients.
• Logistics: Must be at least 18 years of age with a valid driver’s license, reliable transportation, and the ability to successfully pass a background check and drug screening.
