Base pay range

$150,000.00/yr - $170,000.00/yr

The Director of Purchasing plays a critical role in the overall operations and success of Woodside Homes. Their responsibilities cover a wide range of areas including procurement, project management, cost control, and revenue optimization. This role's focus is on aligning procurement and project management strategies with the organization's goals of delivering high-quality homes on time and within budget, while also optimizing revenue opportunities.

Key Responsibilities:

  • Contracting Work: Assisting the VP of Operations in negotiating and finalizing contracts for various projects, ensuring that work is carried out efficiently and within budget.
  • Opening New Communities: Collaborating with relevant teams to ensure that new communities are developed and opened on schedule, meeting all requirements and standards.
  • Designing Cost-effective Homes: Working to optimize the design of homes to minimize costs without compromising on quality or customer satisfaction and experience.
  • Overseeing Plan Management and Changes: Managing the development and modification of plans for homes and communities, ensuring that changes are implemented effectively and efficiently.
  • Building Relationships with Trade Partners: Cultivating strong relationships with suppliers, contractors, and other trade partners to ensure reliable and cost-effective sourcing of materials and services.
  • Expense Management: Implementing strategies to control costs and improve efficiency across various aspects of the business, ultimately contributing to profitability.
  • Revenue Optimization: Maximizing revenue through effective management of options and upgrades, providing customers with attractive choices while also enhancing the company's bottom line.
  • Trade Council, Trade Payment/Relationships: Work closely with our Trade Partners and Trade Council to establish and build relationships; work with Trade Council to implement feedback; resolve any concerns of Trade Partners regarding proper payment per contract, clarity of scope or specifications, etc.
  • Contracting: Oversee the bidding, analysis, negotiation, and contracting with trade partners for work to be performed on new communities, new plans, specification changes to existing communities, PPCs etc. Ensure accurate Scopes of Work and Project Specifications.
  • New Community Openings: Collaborate with Sales, Marketing, Designers, and Construction teams to ensure that model design and construction are completed on schedule, all Trade Partner contracts are signed and accurate, and all Inspiration Gallery and community start-up information & material are in place.
  • Direct Costs Management and Improvement/Value Engineering: Manage and improve direct costs through regular budget and EPO reviews; improve direct costs by coordinating with Trade Partners to research and implement Value Engineering ideas.
  • Option Margin: Maximize option revenue through regular option margin reviews and analysis of Inspiration Gallery information.
  • Manage purchasing activities including supervising direct reporting staff as well as indirect support for community coordinator team members.
  • Improve Purchasing systems and processes, including but not limited to bidding, contracting, compliance, change orders, and cost management.
  • Organize, prepare, and lead meetings and events.
  • Reconcile contract and invoice discrepancies.
  • Reporting - using existing and future data collected, create reports to communicate progress, issues, and status.
  • Interact and communicate regularly through new community set-up.
  • Assist in monthly budget reviews (budget scrub, SURL).
  • Project Management: maintain service level commitments and adhere to schedules.

Education/Experience:

  • Bachelor’s Degree or equivalent in Supply Chain, Construction Management, or a related field.
  • 5 to 7 years in a Purchasing leader role with 2 to 5 years of related experience in homebuilding required.
  • An understanding of residential construction techniques, contract documents, contract negotiation, and bid analysis.
  • A proven track record of effective communication with trade partners and team members.

  • Familiarity with Sales Simplicity, Envision and Hyphen Solutions BuildPro.
  • Proficiency with Microsoft Office, SharePoint, Excel, and Word.
