Integrated Real Estate Group (IREG) is seeking a Director of Property Maintenance for Watermere at the Preserve, a senior living community in North Richland Hills. You will lead maintenance operations, oversee preventive programs, and manage a skilled team to ensure safety, aesthetics, and exceptional resident experiences.
You will coordinate life-safety systems, vendor contracts, and capital improvements while upholding regulatory compliance and a culture of service and accountability.
Qualifications
- High school diploma or GED required.
- 3+ years maintenance leadership experience in senior living, multifamily, hospitality, healthcare, or commercial property management.
- Strong working knowledge of HVAC, plumbing, electrical, mechanical, carpentry and general building maintenance.
- Experience leading maintenance teams and managing outside vendors.
- Excellent organizational, problem-solving, and communication skills.
Responsibilities
- Direct all daily maintenance operations for the community, including preventive maintenance, repairs, inspections, and emergency response.
- Oversee maintenance of building systems (HVAC, plumbing, electrical, mechanical, carpentry, irrigation, pool, life safety).
- Lead and develop the maintenance team; participate in hiring, onboarding, scheduling, and performance management; participate in on-call rotation.
- Manage vendor relationships and oversee contractor performance for specialized services and capital projects.
- Assist in developing and managing the maintenance operating budget and monitor expenses for efficiency.
- Maintain accurate maintenance records, inspections, work orders, and regulatory documentation; ensure OSHA and life safety compliance.

Integrated Real Estate Group (IREG) is seeking an experienced Director of Property Maintenance at Watermere at the Preserve to lead all maintenance operations for one of our senior living communities. This role is responsible for preserving the safety, appearance, and functionality of the community while leading a maintenance team dedicated to delivering an exceptional living experience for our residents.
As the Director of Property Maintenance, you will oversee preventive maintenance programs, capital and repair projects, vendor relationships, regulatory compliance, and daily maintenance operations. This is a hands-on leadership position that balances strategic planning with day-to-day operational execution.
- Direct all daily maintenance operations for the community, including preventive maintenance, repairs, inspections, and emergency response.
- Maintain the community, grounds, apartments, and common areas to the highest operational and aesthetic standards.
- Oversee apartment turns, ensuring residences are move-in ready on schedule.
- Oversee maintenance and repair of HVAC, plumbing, electrical, mechanical, carpentry, irrigation, pool, and building systems.
- Coordinate inspections and maintenance of life safety systems, including fire alarms, sprinkler systems, elevators, generators, and emergency equipment.
- Troubleshoot complex maintenance issues and coordinate specialty repairs with approved vendors.
- Lead, coach, and develop the maintenance team while fostering a culture of accountability, safety, and exceptional customer service.
- Prioritize work orders and assign daily responsibilities to ensure timely completion.
- Participate in hiring, onboarding, scheduling, performance management, and ongoing team development.
- Participate in an on-call rotation to support emergency maintenance needs.
- Manage vendor relationships and oversee contractor performance for specialized services and capital improvement projects.
- Maintain maintenance inventory, equipment, tools, and supply levels.
- Coordinate purchasing and procurement to support efficient community operations.
- Assist in developing and managing the maintenance operating budget.
- Monitor expenses while identifying opportunities to improve efficiency and reduce operating costs.
- Ensure compliance with OSHA standards, life safety regulations, company policies, and applicable local, state, and federal requirements.
- Maintain accurate maintenance records, inspections, work orders, and regulatory documentation.
- High school diploma or GED.
- Three or more years of maintenance leadership experience in senior living, multifamily, hospitality, healthcare, or commercial property management.
- Strong working knowledge of HVAC, plumbing, electrical, mechanical, carpentry, and general building maintenance.
- Experience leading maintenance teams and managing outside vendors.
- Excellent organizational, problem-solving, and communication skills.
- Associate degree or vocational training in HVAC, electrical, mechanical systems, refrigeration, plumbing, engineering technology, or a related trade.
- EPA/HVAC Certification.
- Certified Pool Operator (CPO) certification.
- Additional trade certifications are a plus.
- Experience with life safety systems and regulatory compliance within senior living or healthcare environments.
