Job summary

Stop N Stor Self Storage is seeking an experienced operations leader to take full ownership of day-to-day operations across 14 locations in Georgia and South Carolina. This on-site role requires travel to stores about 40-50% and reports to the Vice President.

You will oversee hiring, onboarding, training, and performance management, build SOPs, and drive occupancy, revenue, and customer experience. Strong leadership, analytics, and PMS familiarity are essential.

Qualifications

• 5+ years of operations management and 3+ years of leadership experience overseeing 10+ properties.
• Experience leading teams across multiple locations, including remote teams.

• 2+ years of P&L and customer service leadership experience.

Stop N Stor Self Storage is a family-owned company with 14 locations across Georgia and South Carolina. We are looking for an experienced self-storage operator to take full ownership of day-to-day operations, lead our store and area managers, and build the hiring, training and accountability systems that keep our standards high at every location. This role has real authority and the support of a leadership team focused on growth and acquisitions.

Savannah, GA (on-site, with travel to stores about 40-50%) | Full-time | Reports to: Vice President

Responsibilities

Operations Leadership

• Oversee daily operations of all 14 locations across Georgia and South Carolina
• Own the operating performance of the portfolio: occupancy, revenue, collections, customer experience, staffing, property standards and execution of company initiatives
• Manage and coach our area managers, and hold them accountable for store results
• Identify underperforming stores, managers and operating trends early, develop corrective action plans and follow through until results improve
• Drive performance, consistency and customer experience across every store
• Run weekly operations meetings and regular performance reviews with store and area managers
• Set clear expectations for the team and follow through with accountability and support
• Serve as the senior operations point of contact for occasional urgent or after-hours issues when escalation is necessary

Hiring, Onboarding and Retention

• Oversee hiring, onboarding, performance management and termination of operations staff
• Recruit and screen candidates for the right fit, not just to fill a seat
• Run structured interviews for store and area manager openings
• Own onboarding and new-hire training so every new employee starts with the same standards
• Develop bench strength and identify high-potential employees for future store and area management roles
• Reduce turnover while keeping a high standard on procedures, cash handling and attendance

Store Standards and Audits

• Visit every property on a regular schedule and walk through any newly acquired properties
• Keep properties well maintained and up to brand standards for appearance, safety and curb appeal
• Audit each store in person, and each store's website and online listings, for accurate rates, promotions, phone numbers, hours, photos and reviews
• Maintain and improve our online presence and reputation (business listings, reviews)

New Store and Acquisition Integration

• Lead operational onboarding and integration of newly acquired or developed locations, including staffing, training, systems, property standards and transition to Stop N Stor operating procedures

Sales, Training and SOPs

• Personally listen to sales calls and observe in-store conversations, give managers direct feedback on the sales script, and hold area managers accountable for ongoing sales coaching within their markets
• Train staff on sales and lead conversion, and make sure every lead is worked and followed up
• Own training on our property management software (Hummingbird)
• Build, refine and enforce standard operating procedures (SOPs)

Revenue and Reporting

• Analyze occupancy, rental rates, rate increases, discounts, promotions and competitive pricing to identify revenue opportunities. Review and approve promotions and discounts
• Review customer move-outs that occur within 90 days of a rate increase and provide feedback
• Monitor key operating metrics including occupancy, leads, conversions, collections, delinquency, discounts, reviews and payroll/staffing
• Strengthen occupancy and revenue across the portfolio
• Provide leadership with concise reporting on store performance, emerging issues and recommended actions
• Partner with leadership on annual budgets, operating expenses and performance targets
• Oversee third-party marketing partners (Google Ads, SEO)

Cash, Collections and Vendors

• Enforce cash handling and deposit procedures, and spot-check deposits and close-of-day reports during store visits
• Manage collections, delinquency trends and the lien process
• Coordinate with vendors and internal maintenance resources so repairs, preventive maintenance and property issues are addressed promptly and cost-effectively

Qualifications

• 5+ years of operations management and 3+ years of leadership experience, overseeing 10+ self-storage properties preferred
• Experience leading teams across multiple locations, including remote teams
• Experience hiring, training and developing store or area managers
• 2+ years of P&L and customer service leadership experience
• Strong understanding of KPIs, data-driven decision-making and operational reporting
• Proven ability to build processes, systems and SOPs
• Rental data analysis and rate strategy experience. Revenue management experience is a plus
• Strong with technology and quick to learn new software. Hummingbird or other property management software experience is a plus
• Experience with sales, collections and CRM software
• Valid driver's license and your own vehicle. Travel about 40-50%
• Located in or willing to relocate to the Savannah, GA area

Pay and Benefits

• $80,000-$95,000 base salary depending on experience
• Quarterly performance bonus beginning after 90 days, based on year-over-year income growth
