The Spirit of the Position

The Director of Operations supports the General Manager with a complete oversight for financials and operations of the assigned portfolio to ensure 24/7 professional parking management. As a company devoted to promoting an employee-focused servant leadership culture, the Director of Operations will support the programs and initiatives originating from our home office and help to support the individual needs of their operational teams throughout their assigned portfolio.

Principal Job Duties
  • Handle Management Account clients.
  • Responsible for developing client relationships and business retention.
  • Ensure that increased revenue, managed expenses, and customer satisfaction are maximized by maintaining the highest level of service thresholds and initiatives aligned with client expectations.
  • Assist the region with business development, proposals, presentations, and transitions for new locations.
  • Lead, direct, and develop a team of employees to accomplish annual and periodic goals/initiatives, embodying LAZ Parking’s culture.
  • Identify high potential employees to support the organization’s growth.
  • Plan and execute openings of new locations within the assigned portfolio.
  • Prepare budgets and monthly reviews of profit/loss by location within the portfolio.
  • Organize and share parking management skills for Facilities Managers and Assistant Managers.
  • Understand, implement, and deliver all requirements in the contractual agreement between LAZ Parking and clients.
  • Provide daily, weekly, monthly, and annual financial and operational reports as required.
  • Manage, plan, schedule, train, and direct Activities of Facilities Managers and Assistant Managers, including compliance with Collective Bargaining Agreements where applicable.
  • Serve as a liaison to parking patrons and stakeholder groups impacted by operations (and vice versa).
  • Implement and complete other projects, programs, and initiatives related to the portfolio.
  • Participate in labor contract management if applicable.
  • Review and edit proposed parking, maintenance, and related agreements.
  • Communicate with local police departments and emergency management teams regarding operations.
  • Organize and manage oversight of event operations within LAZ Parking.
  • Monitor, review, and analyze market rate structures.
  • Implementation and completion of other projects, programs, and initiatives arising from portfolio operations.
  • Additional related duties as assigned.
Requirements
  • Must have an understanding of P&Ls.
  • Ability to run monthly client reports.
  • Ability to manage the client-LAS relationship.
  • Must be willing to travel to different locations on a daily/weekly basis.
Education
  • Bachelor's Degree or equivalent work experience.
Experience
  • 3+ years of Multi-Unit Management Experience
  • Knowledge of Excel, Word, PowerPoint and General Microsoft Office Applications.

  • Parking management experience of multiple locations is required.

Physical Demands
  • Willingness to work in the elements (heat, wind, snow, rain, etc.).

  • Ability to bend, stoop, squat and lift frequently throughout a shift.
