Job description

Director of Maintenance job at Chestnut Grove. Richmond, VA.

Reports To: Executive Director

Summary : Coordinates all maintenance, laundry, kitchen, lawn/grounds functions to provide a safe and pleasant environment for the residents. Ensures that all corrective and/or preventive maintenance is efficiently and effectively completed.

Qualifications : Previous maintenance and supervisory experience required. HVAC familiarity required. Proven preventive and corrective maintenance knowledge required. Familiarity with and understanding of local, state and OSHA regulations and guidelines. Sound written and oral communication skills, effective interpersonal skills, problem solving and flexibility required.

Physical Requirements : Requires the ability to exert 50 pounds of force frequently, up to 100 pounds occasionally and/or constantly lift, carry, push or move objects frequently. Walking, standing, bending, stooping, squatting, reaching, and climbing are required frequently. Must have the ability to operate various types of equipment. Must have the ability to negotiate some narrow and shallow spaces. Comes in contact with hazardous materials.

Essential Duties and Responsibilities:

Responsibilities include, but are not limited to:

1. Directly responsible for the daily operation of laundry and kitchen equipment and maintenance of grounds.
2. Maintains compliance with local, state and OSHA requirements as they relate to housekeeping, laundry, kitchen, grounds and maintenance.
3. Performs preventive and correct maintenance.
4. Responsible for implementation and ongoing documentation in laundry, kitchen, grounds and maintenance.
5. Assists in planning, preparation and inventory control of supplies, equipment and repairs budgets.
6. Serves on safety committee.
7. Assures that personnel are trained in proper use of equipment and chemicals.
8. Performs daily inspection of facility and grounds to assure a safe and clean environment for residents, visitors and staff.
9. Monitors all contractual services in coordination with Executive Director
10. Performs repairs initiated by daily maintenance request procedure.
11. Attends and participates in staff meetings and trainings.
12. Daily inspects grounds and removes trash and debris. Handles any exterior watering duties.
13. Schedules sprinkler, alarm, fire extinguisher checks as indicated.
14. Is on call for emergencies.
