We are located in Miami, Florida and our core business revolves around SFR acquisitions, renovations, and rentals in the most desirable locations across the United States. POSITION SUMMARY
The Director of Maintenance leads the overall maintenance strategy and operations for our single-family rental portfolio. You will build and develop high-performing internal teams and develop external maintenance partners while delivering exceptional resident experience. In this role, you will drive operational excellence by ensuring timely, quality service, controlling costs, and continuously improving processes across the maintenance lifecycle.
KEY RESPONSIBILITIES
- Lead and Develop Teams: Lead, mentor, and develop a high-performing maintenance team and manage external maintenance partners to ensure accountability, service quality, and alignment with company goals
- Drive Operational Excellence: Oversee the end-to-end maintenance process, ensuring service requests are completed accurately, on time, and within budget.
- Monitor Performance: Track and analyze key performance indicators including response times, resident satisfaction scores, first-time fix rates, and cost per work order. Use data to identify trends, root causes of issues, and opportunities for continuous improvement.
- Vendor Management: Approve and manage third-party vendors, including onboarding, performance management, pricing negotiations, scope of work, resident charge backs, and invoice approval.
- Cost Control: Develop and manage maintenance budgets, forecast expenses, and implement cost-saving initiatives while maintaining high service standards.
- Resident Satisfaction: Ensure outstanding customer service by resolving escalated issues and ensuring timely communication with residents, property managers, and vendors.
- Policy & Compliance: Demonstrate working knowledge of lease documents, resident rules and regulations, and ensure all maintenance activities comply with company policies and applicable laws.
- People Leadership: Supervise, coach, and evaluate team members. Set clear goals, provide regular feedback, and foster a culture of accountability, development, and continuous improvement.
- Process Improvement: Analyze current processes, identify inefficiencies, and implement scalable solutions that enhance the resident experience and support company growth.
- Cross-Functional Collaboration: Partner with Property Management, Renovations, Acquisitions, and Finance teams to align priorities, share insights, and support business objectives.
- Other Duties: Carry out other duties as assigned that are in the best interests of the company while being a champion for My Community Homes' Core Values.
QUALIFICATIONS & EXPERIENCE
REQUIRED
- At least 10 years of progressive experience in maintenance operations, construction, or facilities
- Extensive knowledge of residential home systems and maintenance, including plumbing, electrical, HVAC, flooring, appliances, landscaping, and irrigation systems
- Proven experience managing vendor relationships, onboarding new vendors, and negotiating pricing
- Strong ability to review and understand cost estimates, scopes of work, and current labor rates in various MSAs
- Excellent customer service, communication, negotiation, and relationship-building skills
- Proven ability to lead and manage remote teams and vendors
- Proven track record of working independently and with minimal supervision.
PREFERRED
- Bachelor's degree in Construction Management, Engineering, Business, or a related field
- Experience in the single-family rental (SFR) or real estate industry
- Experience managing large-scale renovation or capital improvement projects
- Available to work flexible hours, including some weekends and evenings
- Available to provide support for after-hours maintenance partners as needed
- Proficiency in Microsoft Office (Excel, Word, Outlook) and property maintenance or work order management software
