Position SummaryThe Maintenance Director is responsible for overseeing the maintenance, safety, cleanliness, and overall physical condition of the assisted living community. This position ensures that the facility, grounds, equipment, and building systems are maintained in a safe, functional, and comfortable condition for residents, families, and employees.The Maintenance Director coordinates preventive maintenance, repairs, inspections, vendors, and emergency response while ensuring compliance with applicable federal, state, and local regulations and facility policies.Essential Duties and ResponsibilitiesOversee the day-to-day maintenance and upkeep of the facility, grounds, equipment, and building systems.Perform routine inspections of resident rooms, common areas, mechanical rooms, grounds, and other facility areas.Develop and maintain a preventive maintenance schedule for HVAC, plumbing, electrical, appliances, emergency systems, and other equipment.Respond promptly to maintenance requests and prioritize work based on resident safety and facility needs.Complete routine repairs and maintenance tasks or coordinate qualified outside contractors when necessary.Maintain accurate records of inspections, work orders, preventive maintenance, repairs, and equipment servicing.Coordinate and supervise contractors and vendors, including obtaining estimates and monitoring completed work.Ensure required inspections, testing, permits, and certifications are completed on schedule.Assist with fire safety, emergency preparedness, disaster planning, and life-safety procedures.Inspect and maintain fire extinguishers, emergency lighting, exit routes, generators, alarms, and other life-safety equipment as applicable.Maintain facility security, including doors, locks, access systems, and related equipment.Monitor building temperatures and environmental conditions to promote resident comfort and safety.Maintain adequate inventory of maintenance supplies, tools, and replacement parts.Establish and maintain safe work practices and ensure maintenance activities do not create hazards for residents or staff.Respond to facility emergencies and maintenance issues outside normal business hours when required.Assist with facility inspections by regulatory agencies and promptly address identified deficiencies.Work closely with the Executive Director, nursing staff, housekeeping, dietary, and other departments to address facility needs.Maintain a clean, organized, and safe maintenance shop and storage areas.Assist with move-ins, room preparation, furniture/equipment placement, and room repairs as needed.Support facility improvement, renovation, and capital projects.Perform other duties as assigned by the Executive Director or Administrator.
