Director of Investments
Job Overview
We are seeking a highly analytical, detail-oriented, and self-motivated Director of Investments to lead the financial analysis and underwriting efforts for our residential land development and homebuilding projects. This role is integral to our investment decision-making process and ongoing financial performance tracking. The ideal candidate will bring deep proficiency in Excel modeling, strong technical capabilities, and a thorough understanding of real estate project cash flows and construction cost structures.
Essential Duties & Responsibilities:
- Underwriting & Deal Analysis
- Build and maintain complex financial models to evaluate residential land and homebuilding investments.
- Perform project-level underwriting, including detailed projections of revenues, costs, debt structures, and returns.
- Understand and apply cost inputs by phase (land acquisition, entitlements, horizontal development, vertical construction, etc.) and how they flow through project cash cycles.
- Project Cash Flow Management
- Compile and reconcile actual cash flows provided by the accounting team.
- Reforecast and re-spread updated projections mid-project to assist in investor reporting and internal decision-making.
- Monitor budget-to-actual variances and provide insights into project performance and trends.
- Ad-Hoc Financial Analysis
- Complete one-off financial assignments, including scenario analysis, land residual analysis, IRR sensitivity, and other strategic evaluations.
- Prepare investor summaries and presentations that distill complex models into actionable insights.
- Collaboration & Reporting
- Partner with acquisition, development, construction, and accounting teams to ensure seamless data sharing and model accuracy.
- Create and refine internal dashboards, financial packages, and reporting tools using Excel and other data platforms as needed.
- Other duties as assigned
Required Skills & Qualifications:
- Bachelor’s degree in Finance, Real Estate, Accounting, or a related field. MBA or CFA a plus.
- Minimum 5+ years of experience in real estate financial modeling, preferably in residential development or homebuilding.
- Expert-level proficiency in Excel, including dynamic modeling, cash flow waterfall structures, and sensitivity analysis.
- Deep understanding of real estate development timelines, cost categories, and construction draw schedules.
- Strong analytical mindset with exceptional attention to detail and accuracy.
- Proven ability to work independently in a fast-paced, deadline-driven environment.
- Excellent written and verbal communication skills.
- Experience with accounting platforms (e.g., QuickBooks) and data tools (e.g., Smartsheet) a plus.
Schedule:
- Monday-Friday, standard daytime hours; 8:30 am - 5 pm
Job Type:
- Full-time position, averaging 40 hours per week
Compensation:
- $100,000-$120,000 annually
- Annual bonus based on company and personal performance
Benefits:

- 401k with a Safe Harbor match formula of 100% of employee contributions up to 3% of their compensation, then 50% matching contribution of the next 2% of employee's compensation

Ability To Commute/Relocate:
- Charlotte, NC: Ability to reliably commute or willingness to relocate before starting work (required).

Work Environment:
- Office-based environment with a business casual dress code. Standard office equipment, such as computers, phones, photocopiers, and filing cabinets, are used in this role.
