Job description

Eterniti is building one of the world’s leading premium vacation rental property management platforms. Backed by Limestone Capital, we partner with established regional vacation rental brands and support them with centralized technology, revenue management, marketing, operations, data and AI. The idea is simple: local market expertise, plus the resources and discipline of an institutional platform.

Our brands include Emerald Stay (premium homes), Bo House (luxury) and Verbier Exclusive (ultra-luxury). In Europe we’re already established across the south of France, the French Alps, the Swiss Alps and Spain.

Eterniti Americas leads the group’s growth in the Americas. We’ve rolled out Emerald Stay across premier destinations in Vermont, New Hampshire, Massachusetts, upstate New York, Texas and Arizona, and we keep expanding into new markets, with roughly one acquisition every quarter. Our goal is to build the leading premium vacation rental property management platform in the Americas and pass $250 million in Gross Booking Revenue by 2030.

The Role
  • Reports to: Franklin, CEO of Eterniti Americas, working closely with the group CFO (based in Europe) and the broader finance and accounting team across Europe and Asia
  • Location: In person in Austin, TX
  • Travel: 10 to 20% across the US

We’re hiring a Director of Finance to lead finance for Eterniti Americas. This is the senior-most finance role in the US today and a seat on the US leadership team. You’ll bring recommendations, challenge assumptions and help leadership make better decisions, with your contribution coming through sharp financial analysis and advice. As the business scales, the role will grow with it.

You won’t be starting from scratch. Our bookkeeping and day-to-day accounting are handled by an outsourced accounting firm, supported by the group’s finance teams in Europe and Asia. Your job is to run finance above that: own the quality of the books and the close, put the right systems and controls in place, lead budgets and forecasts, coordinate audits and tax, and turn the numbers into insight we can act on.

In practice, that means two jobs at once.

The first is making sure we run a clean, reliable finance function. Every market came to us with its own books, its own accountants, its own bank accounts and its own habits. You’ll manage our outsourced accounting firm and work with the group finance team to bring that into one finance operation that reports the same way everywhere, closes on time and accurately, keeps owner funds and tax filings airtight, and gives our group CFO and leadership numbers they can trust.

The second is understanding how our existing business really performs. You’ll know the economics of every market and every home we manage, find where we’re losing margin, and give operations and revenue management the analysis they need to make better decisions.

Our businesses run lean. You’ll get into the detail when it matters, and grow the finance team as the business grows.

What you’ll do

Performance and analysis

  • Track the performance of every market and every home we manage, and find where we’re making and losing margin
  • Know the unit economics cold: revenue and margin per home, management fee take rate, cost per turn, owner acquisition cost and owner retention
  • Analyze management fees and owner contract economics, and flag markets, homes or contracts that don’t make money
  • Give revenue management and operations the profitability analysis they need to make better decisions
  • Partner with the Director of Operations on margin improvement, vendor and insurance consolidation, and cost savings
Budgets and forecasting
  • Lead the annual budget and rolling forecast process for each market and for Eterniti Americas as a whole, working with local leads and the group finance team
  • Make sure monthly budget vs actual reviews happen with every local lead and the Director of Operations, and that variances turn into clear actions
  • Plan around seasonality, since our markets peak at very different times of year, and keep cash plans in line with it
  • Bring recommendations and challenge assumptions on major decisions, backed by clear financial analysis
Accounting, controls and reporting
  • Manage our outsourced accounting firm: set expectations, review their work, and hold them to accuracy and deadlines
  • Own the quality of the monthly close and make it faster and more accurate over time, so the reporting package reaches the group CFO and leadership on time and mapped to group standards (including IFRS where needed)
  • Standardize the chart of accounts, revenue recognition and reporting across all markets, and fix the processes and tools that slow things down
  • Set and enforce internal controls: approvals, segregation of duties, reconciliations and spend management through Ramp
  • Oversee AP, AR, payroll, owner statements and owner payouts, and step in when something isn’t right
  • Make sure intercompany accounting and reporting for partners who keep a stake in the businesses we acquire is handled correctly
Owner funds, cash and treasury
  • Make sure owner trust accounts, guest deposits and owner distributions follow the rules in every state we operate in
  • Oversee cash across all entities, with a rolling cash forecast leadership can rely onOwn banking relationships and account structure across the US business
  • Support debt financing with financial models, lender reporting, covenant tracking and the financial information lenders need
Audit, tax and compliance
  • Coordinate the annual audit, which is run by an outside firm and coordinated with the group finance team in Europe
  • Manage outside tax advisors on federal and state income tax, and owner 1099s
  • Make sure sales tax, lodging and occupancy tax, and registrations are handled correctly in every state and county we operate in, including what the booking platforms remit and what we remit ourselves
  • Keep entity, insurance, licensing, loan and registered agent compliance up to date as we add new markets
Acquisitions
  • Provide financial input during diligence: review the target’s numbers, owner funds, working capital and liabilities, and build the models leadership needs
  • Own the accounting setup and transition after each close: bank accounts, payout flows, opening balances, books and a first budget
  • Review post-close true-ups and reconciliations with sellers
  • Support the move of each market onto the group’s central finance and tech stack
Team and structure
  • Build the US finance team as the business scales, and decide when work should stay with our outsourced firm and when it should come in-house
  • Keep our US entity structure clean and organized as we add new businesses
What you bring
  • 10+ years in accounting and finance, including at least 3 years leading finance for a multi-entity or multi-location business
  • Big 4 or audit background is a plus
  • Experience owning the close and reporting for several entities through an outsourced or offshore accounting team, and supporting external audits
  • Strong FP&A skills: budgets, forecasts, variance analysis and unit economics
  • A business partner who can turn numbers into a clear recommendation and isn’t afraid to challenge assumptions
  • Hospitality, vacation rental, real estate or property management experience, ideally with trust accounting and owner funds
  • A track record of improving how a finance function works: cleaner books, faster closes and better controls
  • Hands-on with QuickBooks Online and strong in spreadsheets, building your own models
  • Clear communicator who can explain numbers to operators, owners, investors and a group finance team in other time zones
Nice to have
  • Experience reporting into an international parent company (IFRS, group consolidation)
  • Experience integrating the finances of acquired businesses
  • Multi-state sales and occupancy tax experience
  • Familiarity with vacation rental tech (Guesty, PriceLabs or similar) and how bookings flow into the books
  • Experience supporting debt financing and lender reporting
