Job summary

TerraBella Senior Living is seeking a Division Director of Facility Operations to coordinate maintenance and operations across multiple communities. The role focuses on preventive maintenance, capital projects, and vendor management to sustain high construction and safety standards.

The ideal candidate will have a Bachelor’s or technical degree and 15+ years in facility operations management, with HVAC and electrical systems experience.

Qualifications

• Bachelor’s or technical degree in a related field is desirable.
• Minimum 15 years of experience in the management of facility operations preferred.
• HVAC experience or training.
• Working knowledge of machinery, tools, repair techniques, plumbing and related repair.
• Experience with electrical systems, phone systems, fire panels, emergency response systems and disaster preparedness.

Responsibilities

• Planning, reporting, goal setting, training and assistance with recruitment and selection of key positions.
• Provide and monitor Owner Supplied Vendors and Budgets.
• Managing and completing resident work orders.
• Daily repairs & maintenance of multiple assets – multiple communities.
• Develop a comprehensive preventative maintenance strategy to extend asset life.
• Coordinate vendor contracts and energy usage cost containment.
• Guide/train community engineers to meet salary range expectations.
• Oversee housekeeping, floor maintenance, sanitation, waste removal, and chemical handling.
• Assist with Cap-ex review and monitor capital construction progress.
• Prepare internal and external reports on project status and risk management.
• Ensure regulatory compliance and support during inspections.

Division Director of Facility Operations

The Division Director of Facility Operations coordinates support functions essential to community building operations. This position is responsible for increasing the effectiveness and progress of the community Maintenance teams.

Responsibilities

• Planning, reporting, goal setting, training and assistance with recruitment and selection of key positions
• Provide and monitor of Owner Supplied Vendors and Budgets
• Managing and completing resident work orders
• Daily repairs & maintenance of multiple assets – multiple communities
• A comprehensive strategy for preventative maintenance and extending useful life of assets (like roofs, parking lots, elevators, chillers, mechanical systems, HVAC, etc.)
• Strategy and execution of cost containment for things like vendor contracts and energy usage
• The ability to guide/train community engineers who often lack higher levels of skill because of our salary range for the job
• Manage housekeeping details, such as:
• Floor maintenance and technician training (carpeting and hard surfaces)
• General cleanliness and sanitation
• Trash removal systems
• Chemical storage and usage
• Pest control
• Assist with Cap-ex Review on Existing Properties
• Monitor Capital Construction Progress Schedules
• Track Project Punch list
• Perform Capital Construction Site Visits
• Project coordination and controls
• Coordinate contractor activities
• Develop capital work scope
• Prepare internal and external reports pertaining to project status
• Analyze, manage, and mitigate risks
• Responsible for assisting governmental services during inspections. Must be aware of all required regulations and insure the campus is compliant
• Trains Director of Facility Operations with TELS system and preventive maintenance program
• Reviews the maintenance of Community buildings to high standards of construction
• Assist with the development of the Capital Budget and annual maintenance budgets
• Oversees construction, remodeling and maintenance to all Community buildings.
• Aid with maintenance contracts, electrical systems, phone systems, fire panels, emergency response systems and disaster preparedness
• Develops vendor relationships and negotiates contracts for maintenance services when appropriate
• Assist with new community acquisitions including developing and implementing capital improvement plans
• Ensure that room turns meet the respective standards for each community.
• Manage multiple capital improvement projects at a time
• Communicate progress of capital work with site and division personnel
• Assist with vendor negotiation and establish material and work standards
